Job Title: FM Asset and Services Contract Manager Location: Home-based (preferably Yorkshire/North West region) with National travel capabilities Contract: Permanent Salary: £42,500 – £46,000 (based on experience) Benefits: Pension, 25 days annual leave (+ Bank Holidays + Birthday), Training including CPD support, Annual Bonus Scheme, Home-based/flexible working with National travel Job Summary We are seeking an FM Asset and Services Contract Manager (A&SCM) to support the growing demand for asset and contract management expertise. The A&SCM will be responsible for ensuring compliance and optimal performance of contracts for clients in the public sector, including Schools, Academies, Local Authorities, and NHS Trusts. This role covers both Hard and Soft FM services with an emphasis on statutory compliance, PPM programs, lifecycle delivery, and contract performance assessment. The A&SCM will also be involved in project management for service reconfigurations, tendering, and bid management. Responsibilities and Duties PFI Contract Commissions * Compliance & Technical Support: Provide compliance and technical support by verifying contract requirements against estate presentations and attending meetings at various client sites. Contract Compliance * Evaluate Contractor Performance: Ensure contractors meet SLAs, Performance Measurement Systems, and Payment Mechanisms. * Data Analysis: Calculate service failures, PMS deductions, and produce reports. * Documentation Management: Ensure reports and key actions align with business calendars and contract terms. * CAFM Monitoring: Verify Helpdesk work orders, priority, and categorisation per KPIs and SLAs. Asset Management * PPM and Maintenance Management: Provide advice on PPM, reactive repairs, and small works. * Condition Audits: Conduct audits on condition and compliance of estates. * Defects Analysis: Report on building defects and poor conditions for negotiation purposes. Soft FM Management * Operational Delivery Oversight: Ensure Soft Services (cleaning, caretaking, grounds, catering) meet contract specifications. Project Management * Capital Projects: Act as Project Manager or client representative for service reconfigurations. * Tendering Projects: Facilitate FM services tenders, including specification and evaluation. General Disposition This role requires strong communication skills to articulate complex FM issues to non-technical clients. The A&SCM should build positive relationships to drive successful outcomes and work independently with self-motivation, as home-based work is a requirement. Qualifications and Experience * Degree: Degree in Facilities Management or equivalent. * PFI Knowledge: Understanding of PFI projects and Facilities Services Contract Management. * Communication Skills: Ability to translate technical data for lay audiences. * Health & Safety Compliance: Familiarity with statutory compliance and fire safety. * IT Proficiency: Microsoft Office Suite proficiency. * Project Management: Experience preferred but not essential.
