About the Role
We are seeking an experienced and results-driven Leasing Manager to take the lead on all leasing activity at Walton Court (178 apartments) and Brightwells Yard (58 apartments) in Surrey, once leased up the role will oversee leasing activities in Southampton. Based in Walton on Thames and reporting directly to the Head of Leasing, you will be responsible for maximising occupancy, delivering an exceptional resident experience, and ensuring all leasing processes are executed to the highest standard across both communities. This is a hands-on leadership role, overseeing the full leasing journey—from initial enquiry through to move-in and renewals—while managing the on-site Leasing Agents to ensure targets are met and service quality remains exceptional. You will act as the primary leasing lead for both developments, ensuring they set the standard for excellence in the Build-to-Rent sector.
Responsibilities
- Leasing Leadership: Drive all leasing activity at Walton Court and Brightwells Yard, ensuring both communities achieve occupancy targets and KPIs.
- Team Management: Directly manage the on-site Leasing Agents, providing leadership, guidance, coaching, and performance feedback.
- Resident Experience: Deliver an exceptional service to all prospective and current residents, maintaining high levels of satisfaction and retention.
- Sales Activity: Manage outbound sales activity (calls, emails, texts, and in-person engagement) to convert enquiries into residents.
- Viewings: Conduct and oversee engaging in-person and virtual property tours across both sites.
- Lease Administration: Oversee the complete leasing process including applications, referencing, tenancy agreements, statutory compliance, and move-in coordination.
- Renewals: Maximise renewal rates through proactive engagement with residents and swift resolution of concerns.
- Collaboration: Work closely with the centralised leasing team to align strategies and share best practices.
- Reporting & Insights: Provide regular updates to the Head of Leasing on leasing performance, market trends, and recommendations for improvement.
- Operational Excellence: Promote best practice in CRM use, compliance, and service delivery across both properties.
Qualifications
- Proven track record in leasing, or sales activity in a property or service/hospitality industry with strong results against targets.
- Previous experience managing and developing teams, ideally in property or customer service sectors.
- Exceptional communication and interpersonal skills, able to build rapport quickly.
- Strong organisational skills with meticulous attention to detail.
- Previous experience in Build-to-Rent or residential property management or hospitality industry is an advantage.
- Leadership experience essential; ARLA or TPI (previously IRPM) qualification (or working towards) desirable.

Working Hours
40 hours per week over 5 days, including some weekend working on a rota basis (two consecutive days off). Shifts may include: 8am–5pm, 9am–6pm, or 10am–7pm.
Location
Based in Walton-On Thames with regular on-site presence at Walton Court and Brightwells Yard, Surrey, and our properties in Southampton with occasional travel to other properties as required.
