We’re looking for a Senior Project Manager (Housing Development) to drive forward a portfolio of complex, high-value projects that will expand and strengthen our specialist housing provision across the UK. This is a pivotal role where you’ll take schemes from concept through to completion—delivering high-quality accommodation that enables the people we support to live full, independent, and meaningful lives. This is a full time permanent role with attendance at our head office in Widnes at least once a week so our ideal candidate will be based within an hour's commute of Widnes.

As a senior leader within our Group Projects Team, you’ll manage a diverse portfolio of housing schemes at different stages of the lifecycle—from feasibility and land acquisition through to construction and handover. You’ll work closely with operational and property leaders and external partners to ensure projects are delivered on time, within budget, and to the highest standards of quality, safety and compliance. This role focuses on complex capital development projects, not routine maintenance—offering real scope to influence long-term strategic growth and impact.

What you'll be doing:

  • Lead end-to-end delivery of housing development projects, from feasibility to handover.
  • Manage multiple projects simultaneously, ensuring delivery to agreed time, cost and quality parameters.
  • Develop robust, “lender-ready” business cases, including whole-life cost and risk analysis.
  • Oversee procurement, contractor performance and professional consultants.
  • Maintain strong project governance, reporting, and assurance throughout the development lifecycle.
  • Build and manage relationships with stakeholders including architects, engineers, contractors and legal advisers.
  • Work closely with internal operational teams to ensure developments meet the needs of the people we support.
  • Identify and mitigate risks, ensuring compliance with all planning, legal and regulatory requirements.
  • Drive continuous improvement, capturing learning and best practice across the development portfolio.

What we’re looking for:

  • You’re an experienced project leader with a passion for delivering high-quality property developments that make a difference.
  • You’ll bring significant experience in housing development or complex property projects within a housing association, developer or similar environment.
  • A strong track record of delivering capital-funded schemes (not just refurbishment or minor works).
  • A recognised project management qualification (e.g. PRINCE2 Practitioner or equivalent).
  • Excellent understanding of construction, procurement and contract management.
  • Strong financial and commercial awareness, including investment appraisal.
  • Experience managing multiple, concurrent projects and competing priorities.
  • Outstanding stakeholder management and influencing skills.
