At Community Housing, our customers are at the heart of everything we do. We're looking for an experienced and customer-focused Contract Surveyor to join our Asset Management team and help deliver planned investment, cyclical maintenance and major works programmes that make a real difference to people's homes and lives.
This is an exciting opportunity for a surveying professional who combines strong technical expertise with a passion for excellent customer service. You'll work closely with customers, contractors, consultants and colleagues to ensure our homes remain safe, well maintained and fit for the future.
The Role
As Contract Surveyor, you will provide technical expertise across a range of planned maintenance, investment and major works programmes. You'll oversee planned investment programmes across our stock of approximately 6,000 homes, delivering projects including kitchens, bathrooms, roofing, external works and other major improvements.
You will prepare specifications and schedules of work, undertake contract administration, carry out valuations and certifications, diagnose building defects, and provide professional surveying advice to support the successful delivery of planned investment programmes.
You will monitor the quality, performance and compliance of contractors, ensuring projects are delivered safely, efficiently and with a strong focus on customer satisfaction.
A key part of the role is building positive relationships with customers, ensuring they are informed, consulted and supported throughout improvement works. You will also contribute to maintaining accurate stock condition information to support future investment decisions.
Key Responsibilities
- Managing and monitoring planned investment, cyclical maintenance and major works contracts.
- Inspecting properties and specifying works to deliver high-quality outcomes for customers.
- Supervising contractors and consultants, monitoring performance, quality, cost and compliance.
- Carrying out pre- and post-inspections, ensuring value for money and customer satisfaction.
- Leading customer engagement and consultation activities, ensuring customer feedback shapes service improvements.
- Supporting procurement activities and contractor performance management.
- Ensuring compliance with health and safety legislation, CDM regulations and organisational standards.
- Ensuring projects comply with statutory, regulatory and organisational requirements relating to building safety and asset compliance.
- Assisting with financial reporting, valuations and contract administration.
- Collecting and validating stock condition data to support asset management planning.
- Working collaboratively across teams to deliver excellent customer outcomes.
About You
We're looking for someone who is technically capable, organised and passionate about delivering excellent services for customers.
You'll bring:
- Experience in a Contract Surveyor, Building Surveyor or similar role.
- Strong knowledge of building construction, repairs, maintenance and refurbishment.
- Experience delivering planned investment programmes within housing, ideally social housing.
- Experience of administering JCT and/or Framework agreements.
- Knowledge of Decent Homes programmes, adaptations and improvement works.
- Experience managing contractor performance and quality standards.
- A strong understanding of health and safety legislation, including CDM Regulations.
- A strong understanding of housing compliance requirements, including the Building Safety Act, CDM Regulations, asbestos management, damp and mould, the Housing Health and Safety Rating System (HHSRS) and the Decent Homes Standard.
- Excellent communication and relationship-building skills.
- A customer-first mindset and commitment to delivering outstanding service.
- The ability to manage competing priorities and work to deadlines in a fast-paced environment.
- A relevant surveying or project management qualification is desirable; however, we are equally interested in candidates who can demonstrate the right experience, attitude and commitment to our values.
