Property Manager - Residential Lettings

Location: Chelmsford / Hybrid
Salary: £26,000 - £28,000 per annum

We are currently recruiting for an experienced Property Manager to join the residential lettings team of a highly successful and established estate agency.

This is an excellent opportunity for an experienced Property Manager, Lettings Manager or Residential Lettings professional looking to join a supportive and well-established business offering comprehensive training, professional development and genuine long-term career opportunities.

Following successful completion of the initial probationary period, the role offers predominantly home-based working, with just 4 days per month required at the company's Head Office on the outskirts of Chelmsford or at a local branch.

The Role

As Property Manager, you will be responsible for managing maintenance, property compliance and day-to-day issues across a portfolio of residential properties on behalf of landlords.

You will act as a key point of contact for landlords and tenants, ensuring maintenance issues are dealt with efficiently while keeping all parties informed throughout the process.

The role will suit a highly organised property professional who enjoys problem-solving, has excellent communication skills and can manage a busy workload while maintaining a high level of customer service.

Key Responsibilities

  • Handle maintenance queries from tenants by telephone and email.
  • Liaise with landlords, providing regular updates on maintenance issues and resolutions.
  • Instruct approved contractors and arrange access for quotations and repairs.
  • Monitor the progress of maintenance works through to completion.
  • Maintain accurate records of enquiries, actions, conversations and communications within internal systems.
  • Coordinate property compliance and safety checks with landlords, tenants, contractors and internal teams.
  • Monitor and follow up on compliance documentation, including:
    • Gas Safety Certificates
    • Electrical safety inspections
    • EPCs
    • Smoke and carbon monoxide alarm requirements
    • Other relevant property safety and compliance requirements.
  • Work closely with local lettings branches and internal teams to ensure properties are managed effectively.
  • Proactively identify and resolve issues, ensuring excellent landlord and tenant service at all times.

About You

We are looking for an experienced Property Manager or residential lettings professional with a proven track record within the property industry.

You should have:

  • Proven experience within residential lettings or property management - essential.
  • A proactive, solutions-focused approach to resolving maintenance issues.
  • Excellent verbal and written communication skills.
  • A confident, professional and customer-focused manner.
  • Strong organisational and prioritisation skills.
  • The ability to manage multiple tasks and competing priorities.
  • Good IT skills and confidence using Microsoft Office and internal property management systems.
  • Excellent attention to detail.
  • The ability to work independently while also collaborating effectively with branch and head-office teams.

Salary & Benefits

£26,000 - £28,000 per annum, depending on relevant experience, including basic salary and bonuses.

Working Hours

Monday - Friday: 8:30am - 5:30pm

Occasional Saturday working will be required on a rota basis, typically 1 in 6 Saturdays, working from home. Where Saturday working is required, some time off in lieu will be provided.

Hybrid Working

During the initial probationary period, the successful candidate will be office-based at the company's Head Office in the Chelmsford area.

Following successful completion of probation, the role will move to a hybrid working arrangement, with the majority of working time from home and approximately 4 days per month working from the Head Office or a local branch.
