A fantastic opportunity for an experienced Estate Manager to take responsibility for the smooth running and upkeep of a private portfolio of three exceptional properties across London, the Cotswolds and Italy. This is a hands-on, highly organised role for someone who enjoys taking ownership, managing multiple priorities and ensuring that every aspect of a property portfolio is operating to an exceptionally high standard.

The Role

The Estate Manager will have overall operational oversight of all three properties, acting as the key point of contact for household staff, contractors, tradespeople and suppliers. They will ensure the homes are maintained to the highest standards while keeping tight control of budgets, expenditure and ongoing projects. The successful candidate will be comfortable moving between strategic oversight and practical problem-solving, with excellent attention to detail and a proactive approach.

Key Responsibilities

  • Overall management and oversight of three private properties across London, the Cotswolds and Italy.
  • Managing property budgets, monitoring expenditure and negotiating costs with suppliers and contractors.
  • Preparing detailed budgets, financial spreadsheets and regular reporting for the Principal.
  • Providing a weekly report covering property operations, expenditure, maintenance, projects and any outstanding issues.
  • Managing and coordinating household staff, handymen, gardeners, cleaners and external contractors.
  • Sourcing, briefing and negotiating with tradespeople and suppliers.
  • Overseeing maintenance, repairs, renovations and general property projects.
  • Ensuring all properties are consistently maintained, secure and fully operational.
  • Maintaining detailed records and spreadsheets relating to property expenditure, suppliers, maintenance and projects.
  • Managing household inventories and ensuring supplies and equipment are appropriately maintained.
  • Maintaining oversight of household systems, technology and practical operations, adapting quickly to each Principal's tools, preferences and requirements.
  • Conducting regular property visits and identifying issues before they become problems.
  • Travelling to the Italian property approximately once a month, with additional travel as required.
  • Working closely with the Principal and wider household team to ensure a seamless service across all properties.

About You

We are looking for someone who is highly organised, calm, commercially minded and exceptionally practical. You will ideally have previous Estate Management or senior private household experience and be confident managing properties, people, budgets and contractors. You will be someone who naturally takes ownership, is comfortable working independently and can quickly understand how each household operates.
