Colten Developments Ltd is looking for a driven, highly organised Site Manager to take full responsibility for our new care home development in Bursledon, Hampshire, with further projects to follow. This is a key leadership role, ideal for someone with strong experience in managing care home or residential new builds from start to finish. You will play a critical role in ensuring that all aspects of the build are delivered on time, to a high standard, and in full compliance with regulatory and health & safety requirements. This includes overseeing site setup, managing subcontractors and direct labour, coordinating materials and plant, and liaising with engineers, architects, and consultants throughout the project lifecycle.
Main Responsibilities
- Oversee all day-to-day site operations from pre-construction through to completion
- Manage site logistics, materials, and resources to keep the build on programme
- Ensure high standards of health, safety, and cleanliness are always maintained
- Liaise effectively with consultants, utility providers, and the wider project team
- Monitor construction quality and ensure all work meets design and technical specifications
- Approve subcontractor stages, manage snagging, and oversee final sign-offs
- Provide regular progress updates and reports to senior management
- Identify and implement cost-effective solutions without compromising quality
What We’re Looking For
- Proven experience managing care home and/or residential developments
- Strong knowledge of building regulations and health & safety legislation
- Excellent planning, coordination, and problem-solving skills
- Experience managing subcontractors, consultants, and utility services
- Strong leadership skills and the ability to drive a team to deliver to deadlines
- Keen eye for detail with a focus on quality assurance and compliance
- Strong verbal and written communication skills
