As a Senior Investment Analyst – Asset Management, you will play a central role in shaping the financial strategy of our UK-based data centre development portfolio. Your primary focus will be on building, maintaining, and refining complex financial models that support leasing, development, and investment decisions. You will apply rigorous financial analysis to assess opportunities, optimise returns, and support strategic growth. This role requires a strong commercial mindset, deep analytical capabilities, and the ability to communicate financial insights clearly to senior stakeholders, including the Investment Board and DCS Board.
Key Responsibilities:
- Lead the creation and ongoing refinement of detailed financial models to evaluate leasing and development opportunities.
- Analyse investment scenarios, including cash flows, Capex/Opex, IRR, NPV, and sensitivity testing.
- Prepare and present investment cases, business plans, and financial reports to senior leadership and investment committees.
- Collaborate with the Development team to assess financial feasibility for new site acquisitions and expansions.
- Maintain and update investment models to reflect real-time market data, leasing activity, and operational performance.
- Conduct lease and churn analysis to support pricing strategies and commercial decision-making.
- Monitor and report on key real estate KPIs such as WALT, vacancy, pricing trends, lease expiries, and customer performance.
- Support asset management initiatives across the portfolio, identifying opportunities to enhance site performance and revenue.
- Maintain a competitor and market intelligence database to inform assumptions and benchmark investment models.
Skills & Expertise:
- Bachelor’s degree in Finance, Real Estate, Economics, or a related field.
- Minimum 5 years of experience in financial modelling and investment analysis, ideally within the data centre or real estate sector.
- Advanced Excel skills with a proven ability to build and manage complex financial models.
- Strong understanding of investment metrics (IRR, NPV, yield) and their application in real estate development.
- Experience presenting financial insights to investment boards and senior stakeholders.
- Familiarity with real estate leasing structures, development processes, and market dynamics.
- Excellent analytical, communication, and stakeholder engagement skills.
- Ability to work independently, manage multiple priorities, and deliver under tight deadlines.
- Proficiency in Microsoft PowerPoint and Word.
