Salary: £32,000

Working Hours: Mon-Fri 8.30am-5.30pm

The role: The Maintenance Operative is an integral member of the team, responsible for completing all allocated maintenance tasks on-site and delivering excellent customer service to residents.

Responsibilities include:

  • Monitor the selected maintenance reporting system ensuring tasks are completed to a high standard, recording the progress and completion of works.
  • Respond to maintenance requests, ensuring completion in line with business Service Level Agreement, for Emergency, Urgent and Routine jobs.
  • Work within the financial budgets for repairs & maintenance and void works.
  • Undertake repair and maintenance tasks to a high-quality including plumbing; joinery and carpentry; painting/decorating; maintenance of lighting as per agreed scope.
  • Identify any materials required to complete the works which will be approved and ordered through agreed suppliers.
  • Support the Facilities Manager by completing building maintenance and plant room inspections requirements as directed.
  • Ensure stock, tools & materials are kept to an acceptable level & usable standard.
  • Communicate effectively & continuously as reasonably practicable with the facilities manager & other departments as required.
  • Undertake void inspections, advising and completing void unit works including painting & decorating, lock changes, rubbish, or furniture removal, etc.
  • Triage and respond to maintenance requests made by residents, ensuring timely resolution, identifying when a specialist contract needs to be appointed.
  • Move furniture and heavy items from location to location on site as required.
  • Understand and respond to health and safety matters in an appropriate & timely manner.
  • Work in a safe manner and observe the Company’s Health & safety rules and procedures.
  • Comply with policies, procedures, and service standards.
  • Support with maintaining positive relations between teams, residents, contractors, Police and PCSOs and the local community.
  • Ensure all common parts of the site including refuse and recycling facilities are frequently inspected and maintained to the highest standards of repair & cleanliness.
  • Ensure all waste and recycling bins are available for weekly collection.
  • Undertake external grounds work including litter picking, basic landscaping, and upkeep of communal outdoor spaces.
  • Monitor all contractors providing estate and management services to ensure agreed standards are achieved and provide regular feedback on contractor performance and conduct to supervisors.
  • Promptly report any incidents or accidents to the Residents Services Manager or Facilities Manager using the correct system and documentation.
  • Adjust working hours on a flexible basis to meet the needs of the business and residents.
  • Work within the scope of building safety regulations, reporting any incidents, hazards, or concerns promptly.
  • Identify and report cases of Damp, Mould and Condensation (DMC), following company processes and timelines for resolution, and support residents in the education of preventing DMC.
  • Conduct weekly compliance testing, including fire alarm checks, AOV (Automatic Opening Vent) testing, Emergency light, and other safety systems, when required.
  • Collaborate across the Cluster to support property maintenance needs, sharing resources and expertise where required.
  • Provide support to the Resident Services Team (RST) as and when required, assisting with their duties to ensure seamless service delivery.

The Person:

  • Prior experience working in a handyman or maintenance role.
  • Knowledge of H&S requirements.
  • Good time management.
  • Good organisational skills.
  • Excellent communication skills.
  • Great customer service skills.
