An award-winning block management company is seeking an experienced Senior Block Manager to take ownership of a portfolio of complex residential developments, including high-rise buildings, new builds, and estates requiring Building Safety Act (BSA) compliance. This is a senior, client-facing role where you will act as the main point of contact for key clients, delivering exceptional service while managing the day-to-day operations, budgets, compliance, and strategic planning. A full UK driving licence and access to a vehicle are essential due to site visits.
Key Responsibilities of the Senior Block Manager:
- Manage a portfolio of complex residential sites, including high-rise and mixed-use buildings.
- Conduct regular site inspections, ensuring high standards of maintenance, repair, and presentation.
- Take full ownership of day-to-day operations, including resident queries, issue resolution, and contractor management.
- Ensure compliance with the Building Safety Act (BSA), including maintaining the Golden Thread, supporting Safety Case Reports, monitoring Fire Risk Assessments, and liaising with the Building Safety Regulator (BSR).
- Prepare and manage annual service charge budgets, oversee on-site staff or contractors, and lead Section 20 consultations and major works projects.
Essential Experience & Skills:
- Minimum 4 years' experience in residential block management.
- Experience managing high-rise, new build, or complex sites.
- Strong knowledge of leasehold legislation, health & safety, and the Building Safety Act.
- Proven ability to manage service charge budgets, contractors, and major works.
- Excellent written and verbal communication skills and strong stakeholder management.
- Proficiency with property management software.
