Collins Property Recruitment is delighted to be working with a well-established and highly respected boutique block management business based in North West London, now looking to appoint an experienced and proactive Block Manager to join their growing team. This is an excellent opportunity for you to join a professional and personable business that prides itself on delivering a high level of service to clients and leaseholders. You will be responsible for managing a quality portfolio of approximately 25 residential blocks, providing a hands-on and client-focused property management service.
Working closely with the directors and key stakeholders, you will have full responsibility for your portfolio, managing everything from day-to-day operations and compliance through to major works projects and resident engagement.
Key Responsibilities:- Managing a portfolio of approximately 25 residential blocks, ensuring the effective day-to-day management of each development.
- Acting as the main point of contact for leaseholders, residents, directors, freeholders, contractors, and other stakeholders.
- Conducting regular site inspections and ensuring all follow-up actions are completed in a timely manner.
- Managing statutory compliance requirements, including Health & Safety, Fire Risk Assessments.
- Overseeing major works projects from inception through to completion, ensuring works are delivered on time, within budget, and to a high standard.
- Managing Section 20 consultation processes in accordance with current legislation and best practice.
- Arranging and overseeing planned preventative maintenance and reactive maintenance works across the portfolio.
- Obtaining contractor quotations, issuing work orders, and monitoring contractor performance and service delivery.
- Managing buildings insurance renewals and claims, liaising with brokers, insurers, loss adjusters, contractors, and residents where required.
- Preparing and monitoring service charge budgets in conjunction with the accounts team and reviewing expenditure against budget.
- Chairing residents', directors', and Annual General Meetings, preparing meeting packs, agendas, and ensuring actions are completed.
- Building and maintaining strong relationships with clients, leaseholders, residents, contractors, and professional advisers.
- Maintaining accurate property records and ensuring all administrative duties are completed efficiently and professionally.
- Previous experience managing a residential block portfolio is essential.
- Strong knowledge of block management legislation, compliance requirements, and industry best practice.
- Experience managing major works projects, Section 20 consultations, insurance renewals, and statutory compliance requirements.
- Highly organised with excellent attention to detail and strong administrative skills.
- Confident communicator with excellent written and verbal communication skills.
- Able to manage multiple priorities and work independently while maintaining exceptional customer service standards.
- Comfortable using block management software systems and Microsoft Office applications.
- A proactive, professional, and client-focused approach.
- Salary of up to £45,000, depending on experience.
