Services include brokerage sales and leasing (landlord and tenant representation), real estate management, valuation, consulting, project management, project marketing and research. We provide our services across the core sectors (office, industrial, retail and hotel) as well as many specialised property types. The UK business is headquartered in London, with over 1200 specialists throughout 16 offices across the UK and Ireland.

We are seeking a highly experienced Commercial Manager to lead all commercial aspects (Change Control, claims, semi comp pricing, variable costs, additional works) for all FM services across a national portfolio for our strategic client. This role is pivotal to the client’s governance of successful delivery of FM operations and plays a critical part in managing cost and being compliant to the commercial aspects of various contracts. Although this is a national role with flexibility in location, there is an expectation for regular presence in Milton Keynes, where both the client and Colliers team are based. The successful candidate must be willing to travel across the UK to manage commercial issues.

Responsibilities

  • Triage of commercial issues: Respond to and address all commercial issues.
  • Contract Alignment: To ensure services are executed to the commercial principles struck in their respective agreements.
  • Support service teams: Identify and offer support to any gaps in the collective commercial understanding.
  • Client team service contract support: Support management of FM suppliers in line with the contractual agreements (MSA).
  • Cost Management: Validate invoice submissions and any additional costs that fall outside the semi comp agreement, ensuring costs are transparent and reflective of the work.
  • Commercial Change Management: Manage and validate the change control process where there is a contract or commercial impact.
  • Budget control: Support the client in budget management and reporting for costs that sit outside the fixed price, highlighting out of tolerance to set budget thresholds.
  • Commercial Management: Understand the contractual levers and support the client during the course of the agreement.

Qualifications

  • Proven track record managing commercial elements across national FM portfolios with contract values in the region of £30 million.
  • Exceptional commercial acumen with deep experience in contract management, cost control, and commercial governance.
  • Experience working at a similar level managing all core FM services, ideally in complex and high-risk environments.
  • Sector experience within banking or financial services is highly desirable, though not essential.
  • Strong operational FM background, with a clear understanding of pricing and gearing ratios, benchmarking, and key metrics that drive cost application.
  • Willingness to travel nationally and be centrally based in Milton Keynes as required.

At Colliers we actively promote a culture of inclusivity, collaboration, and mutual respect. We join a team where diversity is embraced, and every voice is heard.
