Our client is a leading National Main contractor who is looking for a Building Services Manager to join their North East team, focusing on high profile, technically complex mechanical and electrical projects across multiple sectors including Commercial, Education, MOD, MOJ and much more.

They need someone with technical competence to be involved from project inception through to completion, to act as a conduit between design consultants, sub-contractors and main contractors offering technical guidance and protect the business in ensuring successful outcomes.

Duties of the Building Services Manager

  • Provide support to the Project teams and aid their management of the delivery of the Incoming Utilities, Mechanical, Electrical and Public Health Services installations on the schemes within the Company's project portfolio.
  • Building Services Manager will be responsible for managing each stage of the project delivery process including pre-commencement, installation, commissioning and aftercare to ensure all works are fully coordinated, technically compliant with both Employers Requirements and Statutory requirements and delivered in accordance with the contract programme.
  • Responsible for managing regular progress review meetings and the preparation of stage reports for regular weekly/monthly update within the business.
  • Lead and manage regular technical and commissioning review meetings and the preparation of stage reports for regular weekly/monthly updates within the business.
  • Where required, the Building Services Manager will support the regional team with technical review of tender documents, meeting consultants during the tender process and attend mid tender and post tender interviews.
  • Review of subcontract returns - technical, compliance and commercial.
  • Review of design submitted from supply chain to ensure technical compliance of subcontract returns.
  • Supporting supply chain in preparing QT&IP together with briefing operational teams in understanding document.
  • Site inspections / key hold points to physically check compliance on sites using the B+K QA system.
  • Lead test and commissioning stages to ensure compliance to both Statutory and Employers requirements.
  • Support project teams in client training and familiarisation as building nears PC.
  • Support Project teams in ensuring Practical completion is achieved successfully in line with project programmes.
  • Ensuring project teams have satisfactory Safety Electrical and water management systems (Temp and perm) on site with periodic checks for compliance.
  • Support project teams with "Going live" presentations and procedures to ensure safe power / water on procedures.
  • Work with regional team to expand and validate supply chain for our region.
  • Key skills and experience required
  • A BTEC in Building Services Engineering, Electrical Engineering, Mechanical Engineering or a HNC / HND / Degree in Building Services Engineering, or relevant industry experience.
  • Professional engineer status an advantage with considerable industry experience.
  • Demonstration of the ability to create and maintain strong client relationships.
  • Design management of live schemes and pre-construction activities.
  • A strong team player, comfortable liaising with differing management and client teams.
  • Strong written and verbal presentation skills with an ability to work to tight timescales and deadlines.
  • Working knowledge of Breeam, Part L / Section 6, Building Regs and industry standards.
  • Methodical with strong communication and interpersonal skills and the ability to manage other team members.
