Coleman Building Company are looking for an experienced and commercially astute Senior Quantity Surveyor / Commercial Manager to lead our commercial function across a portfolio of prime residential and specialist refurbishment projects. This is an opportunity for a Senior QS ready to take the next step, or an established Commercial Manager who enjoys staying close to project detail while shaping commercial strategy. Working from our office in Alresford, Hampshire.
The Role
You’ll oversee the commercial performance of multiple live projects, providing both hands-on QS expertise and strategic commercial leadership. Working closely with the Partners, you’ll help protect margin, strengthen client relationships, and support long-term business planning.
Key Responsibilities
- Commercial Leadership
- Lead the commercial function across several high-end projects.
- Produce monthly CVRs, forecasting, cost plans & financial reports.
- Identify commercial risks and protect company margin.
- Support senior leadership with strategic commercial planning.
- Oversee procurement, tendering & subcontractor negotiations.
- Prepare valuations, variations & final accounts.
- Monitor and report on project costs through all stages.
- Maintain robust commercial records.
- Assist with EOT, L&E and contractual claims.
- Support dispute avoidance and resolution processes.
- Ensure compliance with contractual and regulatory requirements.
- Mentor and support commercial team members.
- Work collaboratively with internal teams and external consultants.
- Attend client meetings, progress reviews & commercial negotiations.
What You’ll Bring
- 8+ years’ experience as a QS within the high-end residential sector.
- Experience overseeing commercial functions across multiple projects.
- Previous exposure to managing and mentoring QS teams.
- Strong negotiation, communication & client-facing skills.
- Solid understanding of JCT contracts.
- High numeracy, strong IT proficiency & meticulous attention to detail.
- Confident presenting commercial information to senior stakeholders.
What We Offer
- Salary dependent on experience. £70,000 to £80,000 inclusive.
