Coin Street is a social enterprise responsible for the development, asset management, and placemaking of the historic South Bank Estate. Having started with a rundown site in 1984, they have transformed the area into one of the most recognisable destinations in the world, with an eclectic tenant mix, a diverse range of commercial property types, and a sense of community and public good at the heart of everything they do.

The successful Property Asset Manager will benefit from a significant pipeline of value-enhancement projects across schemes, including the complex redevelopment of Gabriel’s Wharf (a mixed-use riverside landmark encompassing retail and leisure) and the OXO Tower (the iconic home to independent designer-studios, galleries, restaurants and retail operators). You will also be responsible for the wider management and day-to-day duties across the portfolio, ensuring the accuracy of leasing data, inspecting properties and resolving on-site issues, and reconciling service charge budgets, all with a view to creating a strong foundation for further growth.

The Daily Duties

  • Delivering property asset management strategies – including managing new lease transactions, lease renewals and regears, and partnering with local leasing agents.
  • Placemaking and curating the tenant mix – collaborating closely with the Commercial Team to further the estate’s presence as one of the most eclectic tenant communities in London.
  • Relationship management – building strong relationships with tenants, operators and consultants, with an emphasis on face-to-face interaction and resolving disputes efficiently and amicably.
  • Team management – you will be responsible for a multi-disciplinary team including two Facilities Managers and a Lease Administrator.
  • Data accuracy and asset management systems – overseeing estate performance, ensuring accurate asset data and effective use of asset management systems, lease and tenant compliance, and the management of service charges.
  • Environmental performance – ensuring environmental performance and sustainability objectives are reflected in asset management plans and activities.
  • Overseeing estate-wide health, safety and statutory compliance – ensuring Facilities Managers implement required standards, monitoring performance, and escalating risks where necessary.

The Successful Candidate

This is an extremely rare opportunity to manage a historic site that is undergoing transformation and growth, while working within a lean team that provides significant exposure to day-to-day decision-making. We are looking for an individual who:

  • Has a strong understanding of both property and asset management, ideally within the context of a mixed-use estate.
  • Holds the RICS qualification (desirable, but not essential).
  • Can demonstrate experience in developing asset management business plans.
  • Is experienced in day-to-day property management, including service charge budgeting.
  • Possesses a sharp eye for detail and is highly accurate when reviewing datasets across a portfolio.
  • Has experience in lease transactions and lease event management, including leasing, lease renewals and rent reviews.
  • Is a strong relationship builder who recognises that each strategy undertaken is for the benefit of the wider community, and who will be a people-first, diligent and gregarious ambassador when visiting sites.
