Cohabs is an institutionally backed co-living company that creates a network of flexible, fully furnished housing by creating sustainable, community-driven shared houses. We buy, renovate, and manage buildings located in the best neighborhoods of London, Brussels, New York, Paris, Madrid, Luxembourg, and Milan. We are a vertically integrated company, capturing every part of the value chain from site identification right through to long-term operation.

London is one of our newer markets. Our typical house is 25 bedrooms (6,000 sqft), and the portfolio is increasing by around one new building per month in London. We currently have five houses open with 12 more to open this year, all while also launching a new UK city. The next 5 years will see London grow from 100 operational beds to 1500+ beds, alongside the launch of at least two more UK markets.

To support our growth, we are looking for a Project Manager to support our construction, design, and cost management functions in London. Reporting directly to the Senior PM in London, the growth potential for this role is through the roof as we are launching 2-3 markets outside of London over the next 5 years.

What you’ll be doing:

  • Asset Acquisition + Project Setup: Support the Project Director in the development of renovation budgets and timelines. Review architectural and engineering plans. Coordinate design phase. Liaise with planning consultants and the internal design team to quickly obtain permits. Lead project scope of work development and contractor bidding. Manage project budgets and drive project schedules. Visit all construction sites weekly and carry out plan checks. Assist with monthly and quarterly reporting to the Country Manager. Push sustainability goals and ensure each building meets Cohab's ESG targets.
  • Building Opening: Support building opening phase - test new MEP systems and appliances, and manage the handover process to the Property Management team. Assist the Decoration Project Manager on FFE installation. Develop and maintain punch lists - delegate and follow up with General Contractors, Sub Contractors, and Finish Crews.
  • Closeout / Post Opening: Track all spending and work to close out projects following opening. Follow up with vendors to ensure invoicing is complete. Update cost report with final budget numbers and assist with updating asset financials. Manage and respond to post-opening maintenance issues during the warranty period.

What we’re looking for:

  • Exceptional judgment and ability to make decisions in ambiguous situations.
  • You have 3+ years of previous experience in Construction Project Management of real estate projects, particularly experience of renovation / repositioning existing buildings.
  • Experienced in being on-site and comfortable challenging contractors.
  • You have exceptional judgement and can make sound decisions.
  • You have a deep network of partners (contractors, architects, suppliers, etc.).
  • You know the ins and outs of UK building regulations and have the core regulations committed to memory.
  • Very organized and comfortable with data, budgets, and reporting.
  • A drive to innovate - desire to evolve the product and make each building better.
  • We are looking for someone who is relentless and can work in a fast-paced, high-pressure work environment.
  • Although we are now a scale-up, we will always operate like a startup. You will be pushed to your limits and may be doing several things outside the scope of this job description - you need to be cool with that.
