A well‑capitalised, design‑led developer is delivering one of the most significant residential regeneration schemes in Bath and is appointing a new Project Director. This development sits within Bath’s UNESCO World Heritage setting, delivering homes, commercial space and public realm across two major phases. With planning secured, funding in place, and RC frame packages about to commence, the business is making a key senior programme appointment. A second major scheme is scheduled to start in January 2027, and this role is designed to sit across both schemes, evolving into a regional leadership position as the portfolio expands.

The Role

The Project Director will take full responsibility for delivering the development, acting as the senior programme lead across RC frame, shell & core and fit‑out. As further schemes come online, the role will broaden into a regional leadership position, overseeing multiple projects, teams, performance and delivery, effectively stepping into a Regional Operations Director‑type role.

Key responsibilities include:

  • Leading mobilisation and delivery of major RC frame and shell & core packages
  • Managing programme, sequencing and sectional/phase completions
  • Appointing and leading consultants, contractors and specialist teams
  • Controlling quality, safety, compliance and defect management
  • Owning governance, reporting and commercial performance
  • Acting as the senior delivery lead for the Bath region
  • Expanding into oversight of multiple schemes from 2027 onward

What We’re Looking For

This role is well‑suited to a senior Project Director from a consultancy or client‑side environment who has delivered large, complex residential schemes.

  • Experience delivering RC frame residential developments
  • Track record on multi‑phase schemes (100+ units)
  • Comfortable operating in heritage or architecturally sensitive environments
  • Skilled in programme, risk, cost and stakeholder management
  • Credible leading consultants, contractors and multi‑disciplinary teams
  • Ambitious to step into a broader regional leadership role

Why Apply?

  • Lead one of Bath’s most high‑profile regeneration schemes
  • Clear progression from Project Director into Regional / Operations Director
  • Backing of a well‑funded, growing developer with a visible pipeline
  • A platform role, not a single‑project appointment
  • Senior‑level influence over delivery, strategy and regional growth

If this aligns with your experience and career direction, a confidential discussion can be arranged.
