An established, well-capitalised residential developer is seeking to appoint a Commercial Manager to join its regional leadership team. Reporting to the Commercial Director, this is a key appointment with oversight of the region's commercial performance. This position sits at the centre of the business acting as the commercial lead ensuring developments are financially robust, risk-managed and aligned to profit and return on capital targets.

Key Responsibilities:

  • Lead the commercial strategy across the regional portfolio, ensuring margin optimisation from land acquisition through to final account.
  • Review and challenge land appraisals, development assumptions and viability models.
  • Oversee commercial performance across multiple live developments, driving accountability and cost discipline.
  • Own regional cost reporting, forecasts and reconciliations, contributing at board level.
  • Identify commercial risks early and implement corrective strategy to protect performance.
  • Drive procurement strategy and supply chain management to ensure competitiveness and value engineering opportunities are maximised.
  • Ensure contractual compliance and effective resolution of commercial matters.
  • Lead, structure and develop a high-performing team of Surveyors, Buyers and Estimators.
  • Embed a culture of commercial ownership, influence and accountability across the region.
  • Contribute meaningfully to regional board discussions, supporting delivery of profit, sales, land and return on capital objectives.
