Development Planner

Land & Development | North & Midlands

Harworth Group PLC

I’m working exclusively with Harworth Group PLC, one of the UK’s leading land and regeneration companies, to appoint a Development Planner into their Capital Growth team. This is a hybrid role, offering flexibility to work from home alongside office time at one of Harworth’s regional hubs in Manchester, Birmingham, Leeds or Rotherham.

Harworth owns and manages over 15,000 acres of strategic land across 100+ sites in the North of England and Midlands. They specialise in transforming former industrial and brownfield land into sustainable places for people to live and work — delivering both residential and industrial/logistics-led developments at scale.

With a substantial portfolio and a long-term vision, this is a rare opportunity to join a business where you will directly shape outcomes for some of the most important regeneration projects in the region.

The Role

  • As Development Planner, you’ll support the Regional Head of Planning to promote sites through the planning system and maximise value across the land portfolio.

Key responsibilities include:

  • Promoting development sites through the planning process from allocation to full planning consent.
  • Managing S106 negotiations, viability discussions, planning conditions, and applications.
  • Supporting the Acquisitions team by assessing planning risk and opportunity for new sites.
  • Coordinating consultant teams to deliver high-quality, market-ready outcomes.
  • Engaging with stakeholders including local authorities, landowners, and community groups.
  • Staying on top of planning policy changes and feeding into internal planning strategy.

What They’re Looking For

  • A degree in Town Planning or related field.
  • Minimum 2 years' experience in planning
  • Full UK driving licence and willingness to travel across sites in the North and Midlands.

Why Harworth?

Harworth is not your typical developer. They take on complex, long-term regeneration projects that deliver meaningful economic, social, and environmental impact. Their current pipeline has potential to deliver:

  • 31,000+ new homes
  • 33.6 million sq ft of industrial & logistics space
  • A £4.3bn potential GVA uplift to local economies

Harworth has recently been recognised with multiple awards, including Developer of the Year and Property Business of the Year. As a people-first business, their collaborative culture, long-term vision, and values-led approach create an ideal environment for professional growth. If you're a planning professional eager to advance your career and make a meaningful impact on some of the UK’s most transformative regeneration projects, I’d welcome a confidential conversation.
