A well-capitalised, privately owned real estate investment business is seeking a Senior Asset Manager to join its London-based team and take ownership of a value-add, cap ex intensive portfolio comprising BTR, offices, and a shopping centre. This is a high-impact role with excellent progression in an entrepreneurial environment. The assets have scope for creative asset management, both from a cap ex and leasing perspective.
The Opportunity
You will lead the strategic and operational performance of a varied portfolio which is predominantly focused on central London. We require a candidate with established skills asset managing BTR/PRS assets, combined with experience in commercial (office and retail) asset management. As such, a varied profile is beneficial. This position would suit an asset manager who thrives in a hands-on environment with a variety of strategic challenges, enjoys solving complex operational situations.
Key Responsibilities
- Develop and implement asset-level strategies to maximise income and capital performance.
- Deliver business plans across residential and mixed-use assets, identifying and executing value-add initiatives.
- Undertake hold/sell analysis, market benchmarking and financial performance reviews.
- Residential Asset Management
- Oversee third-party managing agents and leasing partners to drive occupancy, retention and tenant satisfaction.
- Lead rent reviews, renewals and regulatory compliance (including licensing and safety obligations).
- Implement initiatives to improve rental performance while maintaining quality of service.
- Manage commercial leases, tenant engagement, covenants and negotiation strategy.
- Ensure compliance with legislation and support ESG improvement targets (including EPC upgrades).
- Plan and deliver capex programmes, from unit refurbishments through to major repositioning works.
- Appoint and manage consultants, contractors and surveyors, ensuring delivery to budget and programme.
- Identify opportunities for refurbishment, reconfiguration, development or change of use.
Candidate Profile
- Strong exposure to residential portfolios (namely BTR and PRS).
- Beneficial to also have experience with Office or Retail assets.
- Confident in producing and owning business plans, budgets and performance reporting.
- Strong understanding of UK landlord & tenant legislation across both residential and commercial.
- Comfortable operating with autonomy in a fast-moving investment environment.
Preferred
- Degree in Real Estate, Finance or a related discipline.
- Strong modelling capability (Excel essential; Argus beneficial).
