Job Title: Senior/Block Manager Location: Central London Salary: £40,000 – £45,000 per annum Employment Type: Full-time Job Description: My Client are seeking a highly skilled and experienced Senior Block Manager to join their dynamic team. As a leader in the property management industry, they pride themselves on delivering exceptional service and exceeding client expectations. This is a fantastic opportunity for an ambitious individual to contribute to our continued success and growth. Responsibilities: Oversee a portfolio of residential properties, ensuring the efficient management of all aspects of the block, including maintenance, repairs, and compliance. Develop and maintain strong relationships with property owners, tenants, and contractors, acting as a primary point of contact for all property-related matters. Prepare and manage service charge budgets, ensuring accurate financial forecasting and cost control. Coordinate and attend Section 20 consultations, overseeing major works projects and ensuring compliance with relevant legislation. Organise and chair Annual General Meetings (AGMs) and other stakeholder meetings, providing clear communication and guidance to all attendees. Implement effective property management strategies, identifying areas for improvement and delivering exceptional customer service. Provide guidance and support to junior team members, fostering their professional development and ensuring their adherence to industry standards. Requirements: Minimum of 5 years of experience in block management, preferably within a similar senior role. Strong knowledge and experience in managing service charge budgets and conducting Section 20 consultations. Proven track record of successfully organising and chairing AGMs and stakeholder meetings. Comprehensive understanding of relevant property management legislation, including health and safety regulations. Excellent communication and interpersonal skills, with the ability to build and maintain relationships with a diverse range of stakeholders. Strong financial acumen and the ability to analyse and interpret financial data. Self-motivated, proactive, and able to work autonomously, as well as part of a team. IRPM or RICS qualification is desirable but not essential.
