About the organisation
Cobalt is working with a well-established property business to recruit a Property Manager for a residential portfolio based in Margate. This opportunity offers the chance to manage a single-site portfolio within a collaborative and professional team environment. The organisation offers flexible working, with a combination of home working, attendance at the Croydon office one day per week and regular site visits. The business is committed to delivering a high standard of service across its residential estates and provides ongoing support for professional development.
The role
As Property Manager, you will take responsibility for the day-to-day management of a residential estate in Margate, ensuring the property is maintained to a high standard and that residents receive an efficient service. You will work closely with internal teams, contractors and residents while managing operational, compliance and financial matters across the development.
Responsibilities will include:
- Managing the daily operations of the residential estate.
- Building strong relationships with leaseholders, residents and contractors.
- Undertaking routine property inspections and identifying maintenance requirements.
- Coordinating reactive and planned maintenance works.
- Managing contractors and monitoring service standards.
- Assisting with major works projects and Section 20 consultation processes.
- Preparing reports, budgets and service charge information.
- Managing health and safety compliance across the development.
- Reviewing statutory inspection reports and coordinating remedial works.
- Supporting the management of service charge budgets and reserve funds.
- Liaising with legal teams regarding leasehold matters and disputes where required.
- Attending resident meetings and site visits as necessary.
Skills and experience required
The successful Property Manager will demonstrate strong residential property management experience alongside a professional and organised approach. The client is looking for:
- Working knowledge of landlord and tenant legislation and residential property management practices.
- MTPI or TPI qualification with active membership.
- Experience managing residential estates or mixed-use developments.
- Strong communication and stakeholder management skills.
- Ability to manage multiple priorities effectively.
- Good working knowledge of Microsoft Office systems.
- A customer-focused approach with strong attention to detail.
- Ability to work independently whilst contributing to a wider team environment.
