Cobalt Recruitment is partnering with a leading commercial property owner to appoint a Technical Building Manager across two high-quality London commercial assets.
This is a newly created, client-side role combining technical services with broader facilities management, offering an excellent opportunity for someone with a strong engineering or technical FM foundation to move into a genuine Total FM position. You'll have significant autonomy across two boutique assets, taking ownership of building performance and occupier experience while developing within a highly regarded commercial property business.
The primary building is a multi-occupied, office-led asset with retail and flexible workspace, where you'll oversee both hard and soft services. A second nearby property operates through an established TFM provider, with your focus more on contractor and performance oversight. You'll be based from the company's nearby London office rather than permanently on-site, with regular access to both buildings and the opportunity to work from home one day per week.
Key responsibilities include:
Taking day-to-day ownership of FM and technical services across two commercial properties.
Managing M&E contracts and overseeing engineering operations, specialist contractors and technical service delivery.
Coordinating soft services including cleaning, security and front-of-house operations.
Building strong relationships with occupiers and acting as a key contact for operational issues.
Ensuring H&S, statutory compliance, emergency procedures and safe systems of work are effectively managed.
Managing contractors, procurement, tendering and ongoing service performance.
Supporting service charge budgets, management accounts and wider financial control.
Monitoring utilities and energy performance, identifying opportunities to improve efficiency.
Supporting sustainability initiatives and longer-term lifecycle planning.
We're particularly interested in someone with a technical or engineering background who now wants to broaden their career into full facilities management. You may currently be an Engineer, Engineering Manager, Technical Services Manager or technically focused Facilities Manager, ideally with a relevant trade or engineering qualification.
