The Opportunity
We are recruiting on behalf of our client for a standout Senior Commercial Manager to take the commercial lead on a flagship multi million pound multi-storey car park development at Heathrow Airport. This is a high-profile, technically complex project being delivered within a live airport environment. The scheme involves construction in and around existing operational infrastructure, demanding meticulous planning, innovative thinking, and a proactive commercial approach. It's an opportunity to play a pivotal role on a challenging build where no two days will look the same.
The Role
As Senior Commercial Manager, you will lead all commercial aspects of the project, driving performance, managing risk, and ensuring successful financial delivery from pre-construction through to final account.
- Leading the commercial strategy on a major, technically challenging infrastructure project
- Managing and adapting commercial resource to meet evolving project demands
- Supporting organisational and project-level change with a proactive mindset
- Providing commercial input into tendering and pre-contract activities, including reporting
- Overseeing project start-up procedures and establishing robust commercial controls
- Driving procurement strategy, ensuring efficient sourcing of materials and subcontract services in line with client policy
- Managing the full subcontract procurement lifecycle, including tendering, evaluation, and award recommendations
- Conducting gap analysis across packages to ensure full commercial coverage
- Building strong relationships with the supply chain to drive cost efficiency, quality, and continuous improvement
- Maximising cash flow through accurate valuations, invoicing, and payment management
- Leading the preparation and agreement of final accounts, including variations, claims, and dispute resolution
- Driving cost control initiatives, identifying inefficiencies and ensuring financial targets are met or exceeded
- Producing accurate CVRs, forecasts, and contributing to overall financial planning
- Identifying and managing project risks and opportunities at an early stage
About You
- Degree-qualified in Quantity Surveying or a related discipline
- Proven experience with a leading UK main contractor, managing commercial delivery on projects exceeding £10m annually
- Strong track record across new build and refurbishment projects; aviation experience is advantageous but not essential
- Demonstrated ability to lead, mentor, and develop commercial teams
- Strong working knowledge of NEC forms of contract
- Comfortable operating in complex, live environments with multiple stakeholders
