Cobalt are delighted to be supporting the search for a Hard Services Contract Manager to oversee the technical operation of a flagship commercial property in Central London. This is a key role within a high-specification estate comprising premium laboratory space alongside modern office accommodation, supporting a growing occupier base within a complex, multi-use environment.

The role involves:
- Overseeing the day-to-day management of all hard services contractors across the property.
- Acting as the technical lead for MEP operations, compliance and maintenance activities.
- Supporting the operational team in bringing the building to full occupation and ensuring efficient ongoing performance.
- Leading contractor performance management, KPI reviews and service delivery standards.
- Managing technical input across fit-out works, refurbishment projects and occupier changes.
- Supporting ESG initiatives, energy performance reviews and carbon reduction strategies.
- Reviewing plant performance, statutory compliance and maintenance documentation across the estate.
- Chairing contractor meetings and managing the close-out of technical actions and incidents.
- Working closely with occupiers, consultants and stakeholders across the property.
- Providing guidance on building optimisation projects and smart building technologies including IoT solutions.
Skills and experience required:
- Working knowledge of building engineering services within a high-quality commercial environment.
- Experience managing hard services within complex commercial property, ideally including laboratory or technical space.
- Understanding of HVAC systems, statutory compliance and technical risk management.
- Knowledge of health and safety legislation including CDM, COSHH, LOLER, PUWER and working at height procedures.
- Experience overseeing fit-out or project works from a landlord or managing agent perspective.
- Strong contractor management and stakeholder communication skills.
- Ability to review technical documentation, maintenance records and contractor quotations.
- Relevant engineering qualification or membership such as IWFM, IOSH, NEBOSH or CIBSE would be advantageous.
