Cobalt is recruiting a Senior Block Manager to take ownership of a London residential portfolio for an established property management organisation.

Offering a salary of up to £60,000 and a fully remote working arrangement, this opportunity combines home working with autonomy over a varied portfolio.

Regular site attendance across London is required, including occasional attendance at short notice.

The organisation
Our client is an established residential property management organisation responsible for a varied London portfolio encompassing residential blocks, mixed-use schemes, RMC and RTM structures and higher-rise buildings.

The business is looking for a Property Manager who can take genuine ownership of their portfolio, providing clients and residents with a consistent service while maintaining control of financial, compliance and operational matters.

The role and responsibilities
As Property Manager, you will manage a geographically dispersed London portfolio while working closely with senior leadership.

Your responsibilities will include

  • Taking day-to-day ownership of a portfolio of residential blocks and mixed-use developments.
  • Preparing service charge budgets, monitoring expenditure and identifying potential funding issues.
  • Managing RMC and RTM relationships and communicating effectively with directors and leaseholders.
  • Maintaining oversight of compliance, building safety and fire-safety actions across the portfolio.
  • Managing contractors and inspecting works and standards on site where required.
  • Identifying operational, financial or compliance risks early and presenting appropriate solutions.
  • Providing structured updates to senior leadership and reducing unnecessary operational escalations.
  • Attending developments across London when building safety, contractor, client or operational matters require an on-site presence.

The skills needed and requirements
To be considered for this Property Manager opportunity, you will need:

  • ATPI or MPTI qualification.
  • Strong working knowledge of London residential block management.
  • Experience preparing and managing service charge budgets and forecasts.
  • Working knowledge of RMC and RTM governance.
  • Working knowledge of building safety, fire safety, contractor management and residential compliance.
  • Clear written and verbal communication skills, with the ability to work confidently with directors, leaseholders and contractors.
  • A full UK driving licence and access to a car for business travel.

Experience managing higher-rise buildings, major works, remediation projects or live FRA actions would be beneficial but isn't essential.
