Cobalt is to be partnered with one of the UKโs busiest residential-led master developers, who are expanding their team in the South East. You will be based out of one of their offices in London, Essex or Cambridgeshire.
With notable long-term projects secured, at various stages from pre-app to being on site, the industry-leading team are hunting for two new hires. They need their incoming hire to take a lead on a number of upcoming schemes โ from medium to large scale - mostly in Joint Ventures with a strategic partner. You will need to have an interest in placemaking, strategy and have the interest and patience to work on such a project, as opposed to managing multiple smaller, fast-paced ones.
You must have experience in managing projects through the development process with strong financial and planning acumen, ideally having led on major hybrid applications and regeneration. You will also be managing a team of three Development Managers and Assistant Development Managers.
You will be involved in (among other responsibilities):
- Appraising potential development sites alongside land buying colleagues for planning and development viability.
- Managing pre-apps and planning applications through the development process, supported by external planning consultants โ submitting outline, hybrid and detailed applications.
- Optimising sites through S73 and S96aโs.
- Undertaking due diligence, development appraisals and feasibility and viability studies.
- Liaising with colleagues internally as well as managing external consultants.
- Negotiating S106 agreements.
- Discharging of conditions and dealing with RMAs.
- Assisting with CPO and land procurement work.
- Attending meetings for Planning Committee, Consultations and similar events in representation of both the Company and clients through the development process.
You will ideally:
- Have experience in a consultancy, developer, public body or housing association.
- Have a passion for regeneration and placemaking.
- Excellent communication, written and numerate skills.
- Be a genuine team player.
