Property Manager - Associate Director | Chelmsford Cobalt is recruiting an experienced Property Manager to manage a portfolio of 122 residential properties from a Chelmsford base.

This Associate Director-level appointment combines hands-on portfolio responsibility with client advisory work, estate strategy and the opportunity to contribute to the continued development of a wider property management service.

The role/responsibilities As Property Manager, you will take responsibility for a portfolio of 122 residential properties, acting as a key contact for clients, tenants and contractors.

Your responsibilities will include:* Managing the residential portfolio and maintaining appropriate service and compliance standards.* Acting as a key contact for clients, tenants and contractors.* Carrying out property inspections and overseeing repair schedules and contractor instructions.* Managing tenancies and lettings, including quotations for more complex works.* Advising clients on market values and letting options.* Negotiating rent reviews and overseeing rent arrears.* Managing estate budgets and cashflows.* Advising clients on legislative and policy developments and incorporating these into estate strategy.* Contributing to pitches and opportunities to develop the portfolio.* Supporting the management and development of other property managers.

The skills needed/requirements The successful Property Manager will need:* ARLA or MRICS qualification.* Strong working knowledge of residential property and portfolio management.* Working knowledge of residential lettings, tenancies, inspections and rent reviews.* Experience developing relationships with clients, tenants and contractors.* Working knowledge of estate budgets, cashflows and arrears management.* The ability to advise clients on property management matters and translate requirements into practical action.
