Cobalt is proud to be exclusively instructed on an exciting Building Manager opportunity for one of London's most distinctive, design–led mixed–use developments. This is a unique chance to step into client–side opportunity whilst managing a flagship asset. With a prime West End location and a blend of luxury office, retail, entertainment, and hospitality tenants, this asset is more than just a building, representing a vibrant community.
As Building Manager, you will take full responsibility for the day–to–day performance, safety, and presentation of this multi–use site. From liaising with tenants and contractors to overseeing service partners, building operations, and health and safety compliance, you'll be the operational linchpin that ensures the property runs smoothly.
Key responsibilities include:
- Conducting daily building walks to monitor cleanliness, presentation, and technical condition
- Approving RAMS, quotes, and invoices while maintaining service quality
- Coordinating maintenance, cleaning, security, and specialist contractors across the building
- Managing health and safety compliance, audits, and reporting
- Ensuring tenant and contractor cooperation through effective on–site communication
- Supporting and maintaining a PPM schedule in close collaboration with in–house maintenance
- Managing the service charge budget process
This role is ideal for a hands–on facilities professional who thrives in complex, mixed–use environments. You will bring operational rigour, a service–first mindset, and a clear sense of ownership to everything you do. Previous experience in managing a commercial development is essential, but having worked client–side previously is not a necessity. An IOSH or NEBOSH is required, as is a strong track record in managing hard services from a total FM perspective.
