Role Focus
The Block Property Manager will be responsible for the day-to-day management of the Bristol portfolio, acting as the main point of contact for freeholders, leaseholders, and other stakeholders. This role involves delivering a high standard of service while ensuring full compliance with industry regulations and best practices.
Key Responsibilities
Property Inspections & Maintenance

Conduct regular property inspections and generate detailed reports

Ensure timely maintenance and resolution of site issues
Finance

Prepare, manage, and report on service charge budgets

Monitor and maintain client accounts
Insurance

Coordinate building insurance and Directors & Officers policies
Meetings

Organise and attend AGMs, EGMs, directors\’ and residents\’ meetings
Correspondence & Administration

Handle day-to-day client and leaseholder correspondence

Address breaches of lease in a professional and legally compliant manner
Contractor Liaison

Source, instruct, and oversee third-party contractors
Sales Support

Assist with the assignment of leases during property sales
