Cobalt is recruiting an experienced Block Manager to join an established residential managing agent in North London.
Offering a salary of £45,000-£55,000, hybrid working and opportunities for progression, this role provides autonomy over a varied residential portfolio alongside the support of dedicated internal teams.

Our client is an established residential managing agent with a growing presence across North London and the surrounding areas.

The role and responsibilities
As Block Manager, you will take responsibility for a varied portfolio of residential developments, acting as the main point of contact for clients, leaseholders and contractors.
Your responsibilities will include
- Managing the day-to-day operation of a residential block portfolio.
- Building relationships with freeholders, RMCs, RTMs and leaseholders.
- Preparing and monitoring annual service charge budgets.
- Managing planned and reactive maintenance, contractors and associated works.
- Coordinating Section 20 consultations and major works projects.
- Conducting site inspections and ensuring resulting actions are progressed.
- Maintaining oversight of health and safety, fire safety and wider property compliance requirements.
- Attending client, resident and AGM meetings where required.
- Managing more complex property matters, queries and complaints while working with internal accounts, compliance and administrative teams.
- The skills needed and requirements
To be considered for this Block Manager opportunity, you will need
- Strong working knowledge of residential block management.
- Good working knowledge of service charge management and leasehold legislation.
- Experience managing Section 20 consultations and major works.
- Working knowledge of residential health and safety, fire safety and compliance requirements.
- The ability to manage relationships with clients, residents and contractors.
- Clear organisation and communication skills.
A TPI qualification, or currently working towards one, would be advantageous but is not essential. Previous experience managing a North London portfolio would also be beneficial.
