Job Description
Cobalt is working with a luxury developer delivering some of the most beautifully designed, high-quality residential and mixed-use projects in London. They are now seeking a commercially minded professional to take ownership of all commercial activity across their growing portfolio.
The Role
This is a pivotal position within a small but highly experienced development team, responsible for overseeing the full spectrum of commercial management from early feasibility through to project completion.
Key responsibilities include:
- Leading on all commercial aspects across multiple development projects.
- Managing budgets, cost plans, and development appraisals in coordination with external QS consultants.
- Overseeing procurement and tender processes alongside Project Managers.
- Managing contracts, valuations, and change control procedures.
- Providing commercial insight to drive value and challenge costs at every stage.
- Building and mentoring a small commercial team as the business continues to grow.
This is an excellent opportunity for someone who enjoys working in a client-side environment and wants to take genuine ownership of the commercial function within a design-led developer.
Skills & Experience Required
- Strong background in cost management and commercial delivery, ideally in the high-end residential, hospitality, or luxury retail sectors.
- Client-side or consultancy experience essential – not contractor-side.
- MRICS qualification (or working towards it) preferred.
- Excellent understanding of contract management, procurement, and cost reporting.
- Ability to interrogate costs, challenge consultants, and drive financial performance across projects.
