About the Opportunity
An established international real estate investment and asset management property company is seeking a Retail Asset Manager.
The business manages a substantial portfolio of shopping centres, retail parks and designer outlet assets across the UK and Continental Europe, with a strong track record of creating value through active asset management and strategic investment.
This is an excellent opportunity to join a highly entrepreneurial organisation where asset managers work closely with investment, leasing, development and data teams to deliver business plans across high-profile retail destinations.
The Role
Reporting into the Head of Retail Asset Management, you will take responsibility for a portfolio of shopping centre and outlet assets, driving income growth, enhancing asset value and delivering long-term business plans.
Key responsibilities include
- Developing and implementing asset management strategies for retail and outlet assets.
- Preparing and executing annual business plans, budgets and capital expenditure programmes.
- Driving NOI growth through leasing initiatives, rent reviews, lease renewals and repositioning strategies.
- Working closely with leasing teams to optimise tenant mix and customer experience.
- Managing external managing agents, consultants and professional advisers.
- Overseeing service charge budgets, operational performance and ESG initiatives.
- Identifying value-add opportunities including refurbishments, repurposing and development projects.
- Preparing investment committee papers, financial analysis and regular asset performance reporting.
- Building strong relationships with occupiers, investors and joint venture partners.
- Supporting acquisitions, disposals and refinancing activities where required.
Candidate Profile
The successful candidate is likely to have
- MRICS qualification (preferred but not essential).
- Established existing experience in retail asset management
- Direct experience managing shopping centres, retail parks or designer outlet schemes.
- Strong understanding of leasing, landlord & tenant matters and commercial property fundamentals.
- Excellent financial modelling and business planning skills.
- Experience working with institutional investors, private equity or leading property companies.
- Strong stakeholder management and negotiation skills.
- Commercially minded with a proactive, entrepreneurial approach.
