Property Manager - Associate Director | Telford

An opportunity has arisen for an experienced Property Manager to take responsibility for a portfolio of 97 residential properties in Telford.

Cobalt is working with an established property consultancy looking to appoint at Associate Director level.

This position offers the opportunity to manage a defined portfolio while taking a senior role in client relationships, estate strategy and the development of the wider property management service.

The Property Manager will work alongside property managers, administrators and specialists from across the wider business.

The role/responsibilities

As Property Manager, you will take responsibility for a portfolio of 97 residential properties and act as a key point of contact for clients, tenants and contractors.

Your responsibilities will include

  • Managing the residential portfolio while maintaining service and compliance standards.
  • Building relationships with clients, tenants and contractors.
  • Carrying out property inspections and managing repair schedules and contractor instructions.
  • Managing tenancies and lettings, including advising on market values and letting options.
  • Negotiating rent reviews and overseeing rent arrears.
  • Managing estate budgets and cashflows.
  • Advising clients on relevant legislative and policy changes and incorporating these into estate strategy.
  • Supporting pitches and identifying opportunities to develop client relationships and grow the portfolio.
  • Supporting the management and development of other property managers.

To be considered for this Property Manager opportunity, you will need

  • ARLA or MRICS qualification.
  • Strong working knowledge of residential property and portfolio management.
  • Working knowledge of residential tenancies, lettings, rent reviews and property inspections.
  • Experience managing client, tenant and contractor relationships.
  • Working knowledge of property budgets, cashflows and rent arrears.
  • The ability to advise clients and manage competing priorities across a portfolio.
