Fire Risk Assessor
Cobalt is recruiting a Fire Risk Assessor for an established property management organisation with a residential portfolio.
This is a full-time, field-based opportunity involving regular portfolio travel and genuine ownership of technical fire-safety decisions.
The successful Fire Risk Assessor will join an organisation that places emphasis on evidence-led decision-making, technical independence and proportionate risk management.
The organisation
Our client manages a residential property portfolio and takes a structured approach to fire safety, with an emphasis on clear technical judgement and accountable decision-making.
You will have the opportunity to work independently while collaborating with property managers, contractors and colleagues.
The position also provides scope to contribute to peer review, coaching and improvements to wider fire-safety standards.
The role and responsibilities
As Fire Risk Assessor, you will report to a senior risk lead and take responsibility for delivering proportionate and defensible fire risk assessments across purpose-built residential and relevant mixed-use buildings.
Your key responsibilities will include
- Planning and completing fire risk assessments, considering building context, occupancy, means of escape and existing fire strategies.
- Identifying fire-safety findings and translating these into clear risk judgements and proportionate actions.
- Assessing incomplete or conflicting information, recording limitations and identifying where further investigation or interim controls are required.
- Producing clear reports with traceable evidence, priorities, timescales, accountable actions and defined closure standards.
- Reviewing evidence relating to fire doors, compartmentation, alarms and smoke control within your professional competence, referring specialist matters where appropriate.
- Reviewing contractor evidence before material fire-safety actions are closed.
- Communicating findings clearly to property managers, residents, contractors and colleagues.
- Completing quality assurance and contributing to peer review, coaching and improvements to fire-safety standards.
The Fire Risk Assessor will be trusted to maintain independent professional judgement and ensure technical findings remain evidence-led.
- The skills needed and requirements
- To be considered for this Fire Risk Assessor opportunity, you will need:
- Current registration on the IFSM National Fire Risk Assessors Register at Intermediate Level - Tier 2 or above.
- An ABBE Level 3 Award in Fire Door Inspection.
- Strong working knowledge of practical fire risk assessment within purpose-built residential buildings.
- Working knowledge of means of escape, fire doors, passive fire protection, alarms and smoke-control arrangements within the appropriate limits of competence.
- Experience producing evidence-led assessments independently and communicating the scope and outcomes of your work.
- Experience reviewing incomplete information, contractor remediation records and evidence used to close fire-safety actions.
- The ability to recognise when specialist fire-engineering, structural or other technical input is required.
- A full UK driving licence and the ability to travel independently across the portfolio.
Both the specified IFSM registration and ABBE qualification are mandatory for this appointment, so applications without these credentials cannot progress.
