Cobalt is working with a well-established property consultancy to appoint an Associate Director within its Property Management team in Birmingham. This is an opportunity for a Senior Surveyor looking to take the next step into an Associate Director position, or an existing Associate Director seeking a broader portfolio and greater autonomy. The successful candidate will take ownership of a diverse commercial property portfolio spanning Birmingham and the South, working closely with the Head of Birmingham and a wider multidisciplinary team.

The Role

As Associate Director, you will take responsibility for managing a portfolio of commercial assets while building strong relationships with clients, occupiers and professional advisers. This is a hands-on Property Management role suited to someone who enjoys taking ownership, identifying solutions and delivering a high level of service across a varied portfolio.

Managing a portfolio of commercial properties on behalf of a range of clients.
Building and maintaining client relationships.
Managing lease and tenancy schedules.
Overseeing lease events, rent reviews and lease expiries.
Managing occupier applications and licences.
Preparing reports and attending client meetings.
Monitoring service charge expenditure and reporting.
Working with the property management accounts team on budgets, reconciliations and arrears management.
Supporting acquisitions and disposals through due diligence activities.
Managing and supporting members of the wider team.
Working closely with Facilities Management, Client Finance and other internal service lines.
Supporting business development initiatives and cross-selling opportunities.

Skills Required

To be considered for this Associate Director opportunity, you will ideally have:

MRICS qualification.
Degree-level qualification.
Working knowledge of commercial property management within the office sector or a similar environment.
Experience managing lease events, rent reviews and lease expiries.
Good landlord and tenant knowledge.
Understanding of office market trends and occupier requirements.
Knowledge of service charges, statements of account and arrears recovery.
Experience managing client relationships.
Experience supporting and developing team members.
A proactive approach with the confidence to take ownership of a portfolio and resolve issues effectively.
