Cobalt is working with a well-established property consultancy to appoint an Associate Director within its Property Management team in Birmingham. This is an opportunity for a Senior Surveyor looking to take the next step into an Associate Director position, or an existing Associate Director seeking a broader portfolio and greater autonomy. The successful candidate will take ownership of a diverse commercial property portfolio spanning Birmingham and the South, working closely with the Head of Birmingham and a wider multidisciplinary team.

The Role

As Associate Director, you will take responsibility for managing a portfolio of commercial assets while building strong relationships with clients, occupiers and professional advisers. This is a hands-on Property Management role suited to someone who enjoys taking ownership, identifying solutions and delivering a high level of service across a varied portfolio.

  • Managing a portfolio of commercial properties on behalf of a range of clients.
  • Building and maintaining client relationships.
  • Managing lease and tenancy schedules.
  • Overseeing lease events, rent reviews and lease expiries.
  • Managing occupier applications and licences.
  • Preparing reports and attending client meetings.
  • Monitoring service charge expenditure and reporting.
  • Working with the property management accounts team on budgets, reconciliations and arrears management.
  • Supporting acquisitions and disposals through due diligence activities.
  • Managing and supporting members of the wider team.
  • Working closely with Facilities Management, Client Finance and other internal service lines.
  • Supporting business development initiatives and cross-selling opportunities.

Skills Required

To be considered for this Associate Director opportunity, you will ideally have:

  • MRICS qualification.
  • Degree-level qualification.
  • Working knowledge of commercial property management within the office sector or a similar environment.
  • Experience managing lease events, rent reviews and lease expiries.
  • Good landlord and tenant knowledge.
  • Understanding of office market trends and occupier requirements.
  • Knowledge of service charges, statements of account and arrears recovery.
  • Experience managing client relationships.
  • Experience supporting and developing team members.
  • A proactive approach with the confidence to take ownership of a portfolio and resolve issues effectively.
