Cobalt is recruiting an Assistant General Manager / Assistant Resident Services Manager for an established residential property organisation in Bristol.
This opportunity would suit someone from a BTR, PBSA, estate agency, property maintenance or FM background who understands what it takes to keep a property running effectively while delivering a high standard of service to residents.
No formal qualifications are required. We are much more interested in your practical property experience, ability to manage people and confidence taking responsibility for a site.
The organisation
Our client is an established residential property organisation focused on providing well-managed homes and a high standard of resident service.
You will join an operation where resident experience and effective property management sit closely together, giving you exposure to both the customer-facing and operational sides of residential property.
The role and responsibilities
As Assistant General Manager / Assistant Resident Services Manager, you will support the Resident Services Manager with the day-to-day operation of the Bristol site and management of the Resident Services Associates.
Importantly, this is not a position where you will simply provide administrative support.
When the Resident Services Manager is absent, you will take responsibility for the site and will need to be comfortable making decisions and ensuring operations continue effectively.
Your responsibilities will include
- Managing and supporting the Resident Services Associates, including rotas, training and mentoring.
- Taking responsibility for the site when deputising for the Resident Services Manager.
- Managing resident enquiries and escalated complaints through to an appropriate resolution.
- Overseeing operational activity including voids, end-of-tenancy processes, property inspections, health and safety checks and communal areas.
- Coordinating contractors, cleaning teams and maintenance operatives and raising relevant works orders.
- Supporting lettings activity, including viewings, move-ins, move-outs and Right to Rent checks.
- Helping the site achieve its customer service, operational and performance targets.
- Supporting resident engagement and events to create a positive experience for people living within the development.
- Assisting with weekly and monthly operational reporting and maintaining an awareness of site expenditure.
The Assistant General Manager will work 40 hours across five days per week.
Shifts will typically be either 8:00am-5:30pm or 11:00am-8:00pm.
You will also work one Saturday in every two, with a day off in lieu.
The skills and experience needed
Formal qualifications are not required for this opportunity. Your experience within property and your ability to take responsibility for a residential site are more important.
We are looking for someone with
- Working knowledge gained within BTR, PBSA, estate agency, property maintenance or facilities management.
- Experience of managing or supervising people and supporting their day-to-day performance.
- An understanding of property operations, resident or customer service and maintenance requirements.
- The confidence to take ownership of a site when the Resident Services Manager is unavailable.
- The ability to coordinate contractors and work effectively with internal property, lettings, customer service and facilities teams.
- Clear written and verbal communication skills, including the ability to manage resident concerns professionally.
- Experience of working towards operational or customer service targets.
