About the Role
The Property Mechanical & Electrical (M&E) Maintenance Lead is responsible for the safe, efficient and compliant operation of all mechanical and electrical building services across UK portfolio, including SME to non UK sites as required. The role ensures that all works are delivered in accordance with UK statutory, electrical and health & safety regulations, while driving improvements in energy efficiency, asset performance and sustainability. The postholder plays a key role in maintaining building compliance, optimising M&E systems and supporting wider business and operational objectives.
Responsibilities
- Lead the operation, maintenance and compliance of all mechanical and electrical building services, including plant rooms, power distribution boards, high and low voltage systems, HVAC, compressors, fire alarm systems, emergency lighting, external lighting, PAT testing and portable equipment.
- Deliver planned preventative maintenance (PPM) and reactive maintenance activities via the CAFM system, ensuring statutory and contractual compliance.
- Maintain and manage the asset register, ensuring accurate records within asset management systems.
- Ensure all works comply with HSE requirements, electrical regulations and statutory legislation.
- Supervise contractors and specialist service providers, including issuing and controlling Permits to Work across all sites.
- Provide a multi-skilled maintenance service covering electrical, mechanical and building fabric disciplines, including minor works, modifications and installations.
- Ensure work is completed to a high standard, in line with current legal requirements, company policies and procedures.
- Maximise availability and reliability of all M&E systems through continuous improvement, improved energy efficiency, performance optimisation and cost control.
- Apply strong diagnostic and problem-solving skills to identify faults and risks, escalating issues where appropriate to the Property Manager and Operations teams.
- Work collaboratively with Senior Operations and project teams to support building projects, people supervision and day-to-day building operations.
- Maintain, repair and calibrate mechanical, electrical and instrumentation plant to optimise reliability, maintainability and energy performance.
- Lead and support sustainability and renewable energy initiatives, including solar installations, rainwater harvesting and energy-reduction programmes.
- Develop and maintain dashboards and reports covering asset condition, statutory compliance, PPM completion, reactive trends and energy consumption.
- Use data to identify efficiency opportunities, risks and trends, supporting continuous improvement, cost control and sustainability objective.
About you
- Strong electrical engineering background within a facilities management or property services environment.
- Experience working in large commercial buildings; healthcare or similarly regulated environments preferred.
- Working knowledge of Building Management Systems (BMS) and energy management systems.
- Proven ability to manage maintenance services and contractors.
- Strong organisational skills with the ability to manage multiple priorities.
- Excellent communication skills to liaise effectively with stakeholders at all levels.
- Proven experience producing data-driven reports using advanced Excel (e.g. pivot tables, formulas, data validation, charts) and/or BI tools (e.g. Power BI or equivalent).
- Ability to interpret and present technical, compliance and energy data clearly to both technical and non-technical stakeholders.
- Experience working with CAFM, BMS or EMS data to support operational and compliance reporting.
- Sound knowledge of UK health & safety legislation and statutory compliance.
- Hands-on technical capability across electrical and mechanical systems.
- Full driving licence (local travel will be required).
- Health & Safety qualification (NEBOSH, IOSH Level 3 or equivalent).
Qualifications and Experience
- Hold relevant technical qualifications within Electrical Engineering or Building services e.g. HND/HNC Electrical Engineering, Building Services Engineering, or equivalent.
- Proficient in maintenance management software (CAFM, BMS…) and tools.
- Health & Safety / NEBOSH / IOSH L3 or equivalent preferable.
- Managing effective stakeholder relationships and conflicting priorities.
- Proficient in Microsoft Office, with advanced Excel skills and experience in Business Intelligence or data visualisation tools to support reporting, trend analysis and performance monitoring.
