We are seeking an experienced and driven Contracts Manager to join a growing business. This role involves managing multiple refurbishment and reinstatement projects, often following fire, flood, and escape of water incidents. A key aspect of the role is overseeing works involving asbestos-containing materials, ensuring full compliance with health & safety and regulatory standards. You will be responsible for delivering projects on time, within budget, and to the highest quality standards, while maintaining excellent client relationships.
Key Responsibilities
- Manage contracts from instruction through to completion
- Act as the main point of contact for clients, loss adjusters, insurers, and surveyors
- Plan, programme, and coordinate works across various sites
- Oversee site teams including foremen, subcontractors, and trades
- Ensure all works are completed in line with scope, budget, and timeframe
- Manage projects involving asbestos, including coordination of surveys, removals, and compliance with legislation
- Ensure strict adherence to Health & Safety regulations, particularly regarding asbestos handling and removal
- Conduct site visits, progress meetings, and reporting
- Manage costs, variations, and valuations
- Maintain high levels of customer service and client satisfaction
Requirements
- Proven experience as a Contracts Manager
- Strong knowledge of building trades and construction methods
- Demonstrable experience managing projects
- Knowledge and experience working with asbestos (e.g. refurbishment/demolition surveys, licensed contractors, compliance requirements). Training will be provided for anyone with small amounts of asbestos experience
- Good understanding of Health & Safety legislation, including asbestos regulations
- Excellent organisational and leadership skills
- Strong communication and client-facing abilities
- Full UK driving licence
Desirable Qualifications
- SMSTS (Site Management Safety Training Scheme)
- Asbestos Awareness / Non-Licensed Work Certification (or higher)
- First Aid at Work
- Relevant construction qualification (HNC/HND/Degree)
