Maintenance Technician - Roving - Asa at Midtown, Solaris at the Biltmore, Silver Creek, Bridge Lane — Phoenix, AZ

What you’ll do
- Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Community Manager.
- Perform appliance, electrical, HVAC, plumbing, carpentry, pool, custodial, and general maintenance tasks as necessary.
- Maintain exterior curb appeal and grounds cleanliness; walk the property regularly and address debris, pet waste, and stocked pet stations.
- Assist in daily pool/spa maintenance, laundry room, recreation room, rental office, restrooms, and common area upkeep.
- Maintain high standards of resident service and relations for the entire staff; ensure a clean, safe, and well-maintained community.
- Make ready apartments after vacancies and maintain accurate inventory control of tools, equipment, and supplies; use required PPE (back belts, goggles, dust masks, hard hats, gloves) as assigned.
- Handle maintenance requests promptly, aiming to complete within 24 hours; communicate with the Community Manager if parts must be ordered and provide updates to residents.
- Adhere to monthly preventive maintenance directives (lighting, fire safety, pool/spa, life/safety hazards, signage) under direction of the Maintenance Supervisor or Community Manager.
- Know the location of shutoffs and posted maps for gas, electric, irrigation, water, fixtures, and sewer cleanouts; assist with move-in and move-out inspections as directed.
- Identify opportunities to improve operations, safety, and service quality; suggest changes to equipment use or work processes to increase efficiency.
- Perform on-call emergency service as required and assist on special maintenance projects as needed.
- Interpret and enforce safety regulations; maintain compliance with CloudTen Residential policies and ensure staff are aware of safety precautions on material safety data sheets.
- Communicate regularly with Site Management about maintenance problems or health/safety deficiencies; present a professional and neat appearance and demeanor.
What you will need
- Minimum of 2 years of experience in property maintenance (preferred as Property Maintenance Technician); completion of a one-year certificate program or two years of related experience, or an equivalent combination of education and experience.
- Valid driver’s license required for travel between properties.
- EPA/Freon Certification preferred.
- Proficiency in Microsoft Office applications.
- Positive attitude with strong customer service orientation and professional demeanor.
- High school diploma or equivalent.
