  • Purpose of the Role

The Void Property Inspector is responsible for carrying out scheduled insurance compliance inspections of vacant properties.

Using the company’s in-house inspections application, the role ensures accurate completion of a comprehensive 32-point checklist, supported by photographic evidence, to assess property condition, building integrity, and potential risks.

The inspector plays a key role in safeguarding vacant properties by maintaining accurate records, reporting issues promptly, and escalating risks that could result in damage or non-compliance.

Key Responsibilities

  • Inspections & Reporting
  • Conduct thorough inspections of void properties in line with the 32-point checklist.
  • Record inspection findings accurately using the company’s in-house application.
  • Capture photographic evidence of property condition, risks, damage, meter readings, and site access.
  • Escalate significant issues promptly to the office team in line with escalation procedures.
  • Compliance & Accuracy
  • Maintain accurate and compliant inspection records at all times.
  • Ensure inspections are completed on schedule and in line with client and insurance requirements.
  • Follow Risk Assessments and Method Statements (RAMS) and report near misses and incidents
  • Collaboration & Independent Working
  • Provide access to properties for clients and subcontractors, ensuring key management processes are followed.
  • Liaise with internal teams to support repairs, maintenance, and issue resolution.
  • Manage workload independently, working across multiple properties while maintaining professionalism and adherence to schedules.
  • Key Skills, Experience and Qualifications
  • Experience in property inspection, mobile patrol, or response roles (or similar).
  • Confident using smartphones and digital applications.
  • Full, clean UK driving licence.
  • Strong attention to detail with a focus on accuracy and compliance.
  • Experience in roles requiring regular travel and independent working.
  • Knowledge of health and safety practices and RAMS.
  • Experience working with insurance compliance or property management is beneficial.
