Role Overview
We are looking for an ambitious and experienced
Property Manager to join a busy Residential Property Management team in Oxford.
You will take responsibility for a portfolio of residential properties throughout the full tenancy lifecycle, from check-in and ongoing management through to check-out and deposit negotiations.
Key Responsibilities
- Manage a portfolio of residential properties throughout the full tenancy lifecycle.
- Deal efficiently and professionally with issues arising during tenancies.
- Coordinate and oversee property maintenance and repairs, ensuring issues are resolved promptly.
- Manage property check-ins and check-outs, including inventories and schedules of condition.
- Conduct six-monthly property inspections and provide landlords with updates on the condition of their properties.
- Promptly communicate with tenants regarding any required actions or works.
- Build and maintain strong relationships with landlords, providing regular updates on maintenance and accounts matters.
- Identify and recommend property upgrades, refurbishment and improvement works where appropriate.
- Organise and oversee between-tenancy works, including dilapidation works, to ensure properties are ready for re-let as quickly as possible.
- Negotiate and manage deposit returns at the end of tenancies.
- Maintain a strong working knowledge of property legislation and compliance requirements.
- Assist with the management of properties for institutional landlords, ensuring their specific requirements, investment objectives and compliance standards are met.
- Work towards departmental targets and contribute to the continued growth and development of the property management team.
- Ensure all records and administrative processes are maintained accurately and efficiently.
Skills and Qualifications
- Previous experience within Property Management or a similar residential property role is essential.
- Strong knowledge of the residential lettings and property management sector.
- Excellent customer service and relationship management skills.
- Strong administration and organisational skills, with the ability to manage a busy portfolio effectively.
- Excellent attention to detail and a methodical approach to property management.
- Confident handling maintenance issues, contractors, landlords and tenants.
- Numerate with the ability to deal confidently with financial and accounts-related matters.
- Ability to work independently, use initiative and make confident decisions.
- Strong team player with excellent interpersonal skills.
- A good understanding of property compliance and relevant legislation.
- Full UK driving licence is essential.
Package and Benefits
Salary up to Β£40,000, depending on experience.
- Monday to Friday, 9.00am β 5.30pm with 1 in 4 Saturdays (half days)
- Work from home 1 day per week
