Role Overview: Our client is looking to appoint a commercially driven and highly motivated M&A Lead to support their acquisition-led growth strategy across Wales. This is a unique opportunity for someone with strong business development, commercial negotiation or M&A experience to identify and secure acquisition opportunities within the property sector. The role offers direct exposure to senior leadership, genuine influence over business growth strategy and the opportunity to play a major part in scaling a rapidly growing property group.

Key Responsibilities:

  • Identifying estate agency, lettings and property management acquisition opportunities across Wales
  • Building and maintaining a live pipeline of potential acquisitions
  • Approaching business owners confidentially and professionally
  • Developing relationships with accountants, solicitors, brokers, lenders and property professionals
  • Tracking competitor activity, branch coverage and market opportunities
  • Managing acquisition conversations with founders and directors
  • Understanding seller motivations and commercial objectives
  • Assessing acquisition opportunities including profitability, recurring income and strategic fit
  • Supporting negotiations around purchase price, deal structures and earn-outs
  • Coordinating due diligence processes alongside internal and external advisers
  • Reviewing financial and operational information including management accounts and compliance records
  • Preparing acquisition summaries and commercial reports for senior leadership
  • Supporting post-acquisition integration and transition planning
  • Maintaining momentum across multiple live opportunities simultaneously
  • Contributing towards the wider long-term growth strategy of the business

Skills and Qualifications:

  • Previous experience within M&A, corporate finance, business development, commercial negotiations, estate agency growth or related sectors
  • Strong commercial awareness and financial literacy
  • Excellent communication and relationship building skills
  • Confident speaking with business owners and senior decision-makers
  • Strong negotiation and influencing ability
  • Ability to generate opportunities independently
  • Highly organised with excellent attention to detail
  • Professional, discreet and commercially minded approach
  • Strong work ethic and self-motivated attitude
  • Ability to manage multiple projects and negotiations simultaneously
  • Estate agency, legal, accountancy, recruitment, business brokerage or private equity experience highly advantageous
  • Full UK driving licence preferred
