Job Title: Branch Manager – Student Lettings

Role Overview:

We are looking for an experienced Branch Manager to take full ownership of a busy student lettings branch, leading both the commercial performance and day-to-day operations. This is a hands-on leadership role where you will be responsible for driving lettings performance, overseeing asset management, developing your team and ensuring exceptional customer service throughout the portfolio.

You will lead from the front, managing a team of Lettings Negotiators and Property Managers while building strong relationships with landlords, tenants, contractors and investors. This role would suit an ambitious lettings professional with previous management experience who enjoys working within a fast-paced, performance-driven environment.

Key Responsibilities:

  • Take full responsibility for branch performance, including lettings results, portfolio management and profitability
  • Lead, motivate and develop a team of Lettings Consultants and Asset Managers
  • Recruit, onboard and train new members of the team
  • Conduct regular one-to-one meetings, performance reviews and annual appraisals
  • Set, monitor and review branch KPIs alongside senior management
  • Drive lettings performance and ensure high standards across the managed portfolio
  • Audit portfolio performance, property inspections and compliance processes
  • Produce weekly branch reports and review monthly financial performance
  • Build and maintain strong relationships with landlords, investors, tenants and contractors
  • Identify and generate new landlord and investor business opportunities
  • Ensure compliance with current lettings legislation, HMO licensing requirements and company procedures
  • Work closely with the Marketing Manager to support branch marketing initiatives and local events
  • Maintain excellent office presentation, compliance standards and operational organisation
  • Manage company vehicles, ensuring servicing, MOTs, tax and maintenance remain up to date

Skills and Qualifications:

  • Previous management experience within residential or student lettings is essential
  • Proven ability to lead, motivate and develop high-performing teams
  • Strong commercial awareness with experience managing branch targets and KPIs
  • Excellent organisational and operational management skills
  • Confident communicator with the ability to build long-term client relationships
  • Strong problem-solving skills with a proactive and solutions-focused approach
  • Ability to work under pressure and prioritise a busy workload
  • High levels of professionalism, accountability and attention to detail
  • Full UK Driving Licence required
  • Access to a personal vehicle is preferred

Package and Benefits:

  • Basic Salary: Β£35,000 - Β£40,000 plus commission paid on new business and lettings performance
  • Monday to Friday, 9:00am – 5:30pm
  • 15 Saturdays per year (10:00am – 3:00pm)
