Our client is known for delivering high quality accommodation experiences for students while maximising performance and value for their landlord partners. They are an ambitious, professionally run organisation with a clear focus on accountability, service standards, and long‑term growth.
This is a senior, hands‑on leadership role taking full responsibility for the performance of a branch within a fast‑growing student lettings business. The Branch Manager will lead and develop a team of Lettings Consultants and Property Managers, driving commercial performance, service delivery, and operational excellence. The role offers real autonomy, clear accountability, and the opportunity to play a key part in a business that is actively expanding its national footprint.
Key Responsibilities- Full ownership of branch performance, including lettings results, asset management outcomes, and profitability
- Lead, motivate, and develop a team of Lettings Consultants and Asset Managers
- Set clear KPIs and performance targets, monitoring results and implementing improvement plans
- Drive lettings activity, revenue growth, and portfolio optimisation
- Act as the senior point of contact for landlords, tenants, and key stakeholders
- Manage escalated issues professionally and ensure consistently high service standards
- Proactively identify and convert new landlord and investor opportunities
- Work closely with senior management to report on performance, risks, and growth opportunities
- Ensure compliance with all relevant lettings legislation, company procedures, and asset management standards
- Oversee marketing standards across the portfolio and liaise with central teams to ensure brand consistency
- Lead recruitment, onboarding, training, and ongoing development of branch staff
- Conduct regular one‑to‑ones, performance reviews, and annual appraisals
- Proven experience in a management role within residential or student lettings
- Strong people management skills with the ability to drive performance through others
- Commercially minded with experience managing targets, KPIs, and branch profitability
- Confident decision‑maker with strong leadership presence
- Excellent communication and relationship‑management skills
- Strong organisational and operational management ability
- Full UK driving licence required
- Access to a personal vehicle required
- Basic Salary £35,000 - £38,000
- Commission paid per bed let, plus commission paid on new business into management service
- Working hours: Monday to Friday, 9:00am – 5:30pm
- 15 Saturdays per year (10:00am – 3:00pm)
