Role Overview

Our client is looking for an experienced Senior Lettings Negotiator to join their busy and successful office. This is a fantastic opportunity for an ambitious lettings professional looking to take the next step in their career, with responsibility for generating new business, supporting junior team members, winning instructions and progressing tenancies.

Alongside a competitive commission structure, you'll have the opportunity to build relationships with landlords, carry out market appraisals and play a key role in the continued growth of the branch.

Key Responsibilities

  • Register and qualify applicants, ensuring all information is accurately recorded on Reapit.
  • Arrange and conduct property viewings.
  • Negotiate offers and secure agreed lets.
  • Generate new landlord leads and identify new business opportunities.
  • Carry out market appraisals and assist with winning new instructions.
  • Build strong relationships with landlords, tenants and applicants.
  • Provide regular feedback to landlords following viewings.
  • Keep applicant mailing lists up to date and proactively match suitable properties.
  • Progress tenancies through referencing to move-in.
  • Conduct regular applicant call-outs on new instructions.
  • Reassess existing properties and advise landlords on pricing and marketing strategies.
  • Assist with the day-to-day running of the office.
  • Support morning meetings and help motivate junior negotiators.
  • Assist in setting and achieving branch targets.
  • Ensure properties are secure following viewings.
  • Report maintenance or security issues where required.
  • Maintain excellent records using Reapit CRM.
  • Deliver exceptional customer service at every stage of the lettings process.
  • Ensure compliance with current lettings legislation and company procedures.
  • Work closely with colleagues across the business to maximise opportunities.

Skills and Qualifications

  • Minimum 2 years' experience within Residential Lettings.
  • Proven ability to negotiate and build lasting client relationships.
  • Confident generating new business and identifying opportunities.
  • Excellent communication and customer service skills.
  • Strong organisational and time management abilities.
  • Ability to multitask in a fast-paced environment.
  • Excellent telephone manner.
  • Good attention to detail and accurate data entry skills.
  • Positive, professional and driven attitude.
  • Ability to motivate and positively influence colleagues.
  • Strong problem-solving skills.
  • Knowledge of the local property market would be advantageous.
  • Understanding of current lettings legislation (or willingness to undertake training).
  • Comfortable using CRM systems such as Reapit.
  • Committed to ongoing professional development.
  • Full UK Driving Licence and your own vehicle are essential.

Package and Benefits

  • Basic Salary: From £22,000 DOE OTE: £36,000 - £37,000
  • Excellent commission structure including lettings achieved and valuations/instructions won.
