Job Title: Experienced Property Manager

Role Overview:

This is an excellent opportunity for an experienced property professional looking to take ownership of their own portfolio within a collaborative and forward thinking business. You'll be the main point of contact for landlords and tenants, overseeing compliance, coordinating maintenance and repairs, and ensuring properties are managed to the highest standard throughout the tenancy lifecycle.

Working alongside specialist teams covering lettings, applications, accounts, property visits and viewings, you'll have the support needed to deliver an exceptional service while building long term relationships with your clients.

Key Responsibilities:

  • Manage your own portfolio of fully managed residential properties throughout the tenancy lifecycle.
  • Act as the main point of contact for landlords and tenants, building strong and lasting relationships.
  • Coordinate maintenance works, contractor appointments and property repairs.
  • Arrange tenancy renewals, rent reviews and the re-letting of properties.
  • Bring new properties under management, liaising with landlords throughout the onboarding process.
  • Carry out routine property inspections and proactively identify maintenance or compliance issues.
  • Ensure all managed properties remain compliant with current Scottish lettings legislation, HMO requirements and health & safety regulations.
  • Review tenancy applications and provide recommendations to landlords.
  • Support tenants through the full rental journey, including tenancy agreements, deposits, move-ins and check-outs.
  • Manage rental statements and property accounts.
  • Resolve tenancy disputes and complaints with a professional and solutions-focused approach.
  • Liaise with internal teams to coordinate property visits, viewings and marketing.
  • Maintain accurate property records using the company's management system.
  • Participate in the out-of-hours on-call rota and occasional Saturday rota.
  • Provide holiday cover and support the wider team when required.

Skills & Qualifications:

  • Previous experience managing a residential property portfolio.
  • Strong knowledge of Scottish lettings legislation and Private Residential Tenancy (PRT) agreements.
  • Experience with HMO legislation is desirable.
  • Excellent organisational skills with the ability to manage a busy and varied workload.
  • Strong communication and relationship-building skills.
  • A proactive and solutions-focused approach to problem solving.
  • Excellent attention to detail and ability to prioritise effectively.
  • ARLA Propertymark Level 6 or LETWELL/SafeAgent qualification is desirable. Full sponsorship will be provided if not already achieved.
  • Competent using Microsoft Office and property management software.
  • Full UK Driving Licence is essential.

Working Hours:

  • Full-time, 37.5 hours per week.
  • Monday-Friday, working between 8:00am-5:00pm (shift pattern of 8:00am-4:30pm or 8:30am-5:00pm).
  • One Saturday morning per month (8:30am-12:30pm) on a rota basis, with the option to opt out after six months.
  • Participation in an out-of-hours on-call rota approximately every 9-10 weeks.
  • Hybrid working (one day per week) may be considered following the initial training period.
  • Office-based role in central Edinburgh.

  • Basic salary of £30,000 - £33,000 depending on experience.
  • £1,000 salary increase upon successful completion of all four ARLA Level 6 exams.
