Role Overview: Our client is seeking an experienced and driven Branch Manager to oversee and grow their Bradford-on-Avon office. This is a leadership role where you will be responsible for managing the day-to-day operations of the branch, supporting and developing a team of negotiators, and driving market share within the local area. The position offers the chance to take real ownership of a branch within a respected independent agency, allowing you to build strong relationships within the local community while developing the office’s sales performance and reputation.
Key Responsibilities:
- Oversee the day-to-day running of the branch and drive overall performance.
- Manage, support, and develop a team of negotiators to maximise results and service levels.
- Increase and maintain the branch’s market share and brand presence within the local community.
- Assist with staff training, development, and any HR-related matters.
- Handle and manage property sales enquiries via telephone, email, online platforms, and face-to-face interactions.
- Build and maintain strong relationships with buyers, sellers, and prospective clients.
- Identify opportunities to generate additional revenue through related services such as mortgage referrals, legal services, and valuations.
- Arrange and attend appointments with both buyers and vendors.
- Liaise with third-party professionals including surveyors, photographers, and energy assessors.
- Ensure compliance with relevant legislation including Consumer Protection Regulations, Anti-Money Laundering requirements, and GDPR.
- Deliver excellent customer service, keeping clients informed throughout the sales process.
- Build and maintain strong knowledge of the local property market.
- Oversee the progression of the sales pipeline and ensure deals move efficiently through to completion.
- Conduct market appraisals, instructions, property visits, and accompanied viewings when required.
- Record and maintain accurate sales data, performance figures, and reporting for internal targets.
Skills and Qualifications:
- Previous experience working within estate agency, ideally in a senior sales or management role.
- Strong leadership and team management skills.
- Proven ability to win business and build strong client relationships.
- Confident conducting market appraisals and managing the full sales process.
- Excellent communication and organisational skills.
- Strong knowledge of property legislation and compliance requirements.
- Ability to work in a fast-paced, target-driven environment.
- Full UK driving licence and own car essential.
Package and Benefits:
- Basic Salary: £30,000 - £35,000 OTE £60,000 - £65,000+
- Monday to Friday 9:00am – 6:00pm Saturday 9:00am – 4:00pm with a day off in lieu.
