Clearview Recruitment are delighted to be partnering with an established and professional property management firm based in Bristol (BS10) specialising in residential block management. Known for their client-focused and cost-effective approach, our client is seeking a dedicated Property Manager to join their team. This role offers the opportunity to deliver exceptional service across a portfolio of residential blocks while working in a collaborative and supportive environment.
As a Property Manager, you will oversee the day-to-day operations of a residential block portfolio, ensuring effective and efficient management. Your focus will be on delivering a professional, customer-focused service, addressing maintenance needs, and ensuring compliance with all relevant regulations. This role offers hybrid working 4 days per week, with 1 day in the office.
Key Responsibilities:- Recognise and respond to maintenance needs within the portfolio
- Instruct, plan, and monitor approved contractors and service providers
- Invite new contractors to tender and provide services as needed
- Administer Section 20 works in line with Landlord and Tenant Act requirements
- Assist with insurance claims and ensure policies are current and administered
- Oversee the preparation and administration of budgets, annual returns, and year-end accounts
- Maintain regular communication with leaseholders, residents, management company directors, and tenants
- Attend client and contractor meetings during work hours, as well as occasional out-of-hours meetings
- Conduct regular site visits and document findings clearly
- Ensure accurate and updated office databases and files
- Collaborate with colleagues to ensure the smooth operation of the business
- Suggest process improvements to enhance efficiency and service delivery
- Maintain compliance with data protection laws for all confidential documents
- Report complaints or incidents promptly to management
- Occasionally serve as the emergency maintenance contact on a rota basis (more details on request)
- Proven experience in residential property management or a related field
- Strong understanding of Section 20 legislation and block management processes
- Excellent organizational and communication skills
- Ability to build and maintain positive relationships with clients and stakeholders
- Proficiency in budget management and database administration
- Flexibility to attend occasional out-of-hours meetings
- A proactive approach to identifying and implementing improvements
- Competitive salary: £30,000 - £35,000+ (dependent on experience)
- Monday to Friday working hours (8:30 am – 4:00 pm)
