Due to continued project expansion, they are seeking an experienced Commercial Manager to join a major hyperscale data centre project in Blyth. The Role
As Commercial Manager, you will take responsibility for the commercial performance and financial management of a major data centre project, ensuring successful delivery from both a contractual and commercial perspective. You will lead and develop commercial teams, provide accurate financial reporting, manage project procurement activities, and work closely with project leadership to ensure commercial objectives are achieved. This position requires strong stakeholder management skills and the ability to operate effectively within a fast-paced project environment.
Key Responsibilities
- Lead and develop the commercial team, driving high levels of performance and accountability
- Manage project cost control processes and ensure robust commercial governance
- Prepare and present monthly cost reports, cash flow forecasts, and commercial performance updates to senior stakeholders
- Oversee procurement strategies to ensure project delivery remains on programme and within budget
- Support the transition from pre-construction through project delivery, ensuring full understanding of project budgets, scope, procurement strategy, and commercial objectives
- Build and maintain strong relationships with clients, subcontractors, suppliers, and project stakeholders
- Manage commercial documentation, contracts, and reporting processes
- Monitor project risks and opportunities and implement appropriate mitigation strategies
- Lead variation management, change control, and commercial issue resolution
- Undertake due diligence reviews of subcontractors and suppliers prior to appointment
- Ensure subcontract agreements and purchase orders provide appropriate commercial protection
- Manage client valuations, payment applications, and cash collection activities
- Oversee payment certification and commercial administration across the supply chain
Requirements
- Degree qualified in Quantity Surveying, Commercial Management, or a related discipline
- Typically 10+ years' commercial experience within the construction industry
- Previous experience working for a Main Contractor
- Strong commercial, contractual, and financial management capability
- Experience managing commercial teams on large-scale construction projects
- Excellent communication, stakeholder management, and leadership skills
- Strong analytical, problem-solving, and negotiation abilities
- Experience within Data Centres, Mission Critical, Pharmaceutical, or Industrial projects would be advantageous
- MEP project experience would be beneficial
- Knowledge of multiple procurement routes including lump sum, remeasure, design & build, and two-stage tendering
